Upon arrival I discovered the evaporator coil drain pan was cracked and this is what was causing the water leak. We gave Brian a quote to replace the pan and agreed to have the work preformed. Brennan G Today I visited for a mildew smell inside the home. I preformed an Inspection and found the duct system is original to the home (manufactured home 1980s). I found the main supply duct under the floor is dirty and deteriorating. I provided an estimate to sanitize the existing duct and install all new duct.

System#1: 3.0ton heatpump , serves leftside 2004 Trane Condenser, 2010 Goodman air handler. Air handler is locted in "playroom" closet. Horizontal This system is running but not cooling and needs major repairs preformed that are unrelated to the lightning strike. I found this system is low on refrigerant and a visual sign of a refrigerant leak on the evaporator coil. The condenser coil is dirty and corroded. Burnt contact relay. Does not have a primary drain pan Float sensor( has caused water damage in the past). Dirty blower wheel, dirty drain line. High compressor start amps. Air Conditioning System Repair. I arrived at the home to begin repairs on their air conditioning unit. I discovered the cause of the problems was the malfunctioning blower motor on the unit. I replaced the variable speed blower motor and cleaned the housing and fan! Cooling good now!
