Today I visited for the diagnosis and inspection of the ac system. The equipment is a 2007 Trane and uses R22 Refrigerant (r22 is no longer imported or manufactured in the US). I discovered multiple repairs that are needed and other concerns with the equipment. The condenser fan motor bearings are seized and the compressor fan capacitor will need to be replaced. The drain line connection at the air handler is broken. The evaporator coil is rusted and could possibly be leaking refrigerant. Due to the repairs needed and high potential for future repairs we recommend the equipment is replaced. I provided multiple estimates , 1 for the immediate repairs required to get the system running and the others are for a complete system replacement. The system is down at this time.

Brennan G Today I visited to inspect a water stain on the ceiling and determine if it was coming from the AC system. I found that the water stain is over 10ft away from any components of the air conditioning system. It is confirmed that the water stain is not being caused by the AC system in any way. The area was dry during my inspection today. Tara informed me the ceiling only gets wet when it is raining outside. I suspect the roof has a leak.
