Why AC Systems in Westchase, FL Need Special Care
With Lake Fern and Upper Tampa Bay nearby, homes in West Park Village, The Shires, and Waters Edge often face AC challenges such as:
- High Humidity & Moisture Issues – Increased moisture levels in Radcliffe, Westwood Lakes, and Westchase Golf Course can lead to mold and mildew in your ductwork. Routine maintenance and dehumidifier systems can help.
- Frequent Storms & Power Surges – Sudden outages in Bennington, Keswick Forest, and Harbor Links can damage AC components. We offer surge protection solutions to keep your system safe.
- Aging AC Units – Homes in Baybridge, Stockbridge, and Twin Branch Acres may still have outdated AC models that struggle to maintain cooling efficiency. Upgrading to an energy-efficient system can lower costs and improve comfort.
- Salt Air Exposure – If your AC is near Linebaugh Avenue and Sheldon Road, exposure to salt air can cause coil corrosion. We provide anti-corrosion treatments to extend your unit’s life.
Common AC Repairs in Westchase, FL
Homes in The Enclave, The Vineyards, and Greenpointe experience a variety of AC issues. Here’s what we fix most often:
- Weak or Warm Airflow – Blocked filters, refrigerant leaks, or ductwork issues can lead to poor cooling, common in Glencliff, The Fords, and Kingsford.
- Short Cycling – If your AC constantly turns on and off, it could be dirty coils, a malfunctioning thermostat, or improper system sizing, often seen in Castleford, Woodbay, and Stamford.
- Unusual Noises – A loud buzzing, rattling, or squealing noise may mean worn-out parts, loose components, or a failing compressor, especially in Abbey Park, Chelmsford, and Saville Rowe.
- Water Leaks – Clogged drain lines and frozen coils can cause leaks and water damage—something we frequently see in West Park Village and The Reserve.
- Spiking Energy Bills – If your AC is constantly running but not cooling efficiently, you may need a system tune-up or upgrade, common in homes in Sheldon West and Countryway.

Brennan was awesome. He checked for water drops on my filter. He did the thorough check of inside unit as well as checked outside for Freon. This is second time I used Mason and really happy. I really liked that they send the text with picture of the person coming to your house with details on how experienced the person is. Very easy to communicate to their office. Overall, I am sticking with Mason
It was a pleasure serving you and your family. Thank you for sharing your kind words with us. It means the world to us and to our entire team!

Brennan G Today I visited for the evaporator coil dripping water. I sprayed the evaporator coil with non rinse cleaner, added refrigerant and verified the drain line is clear. The dripping should stop however we did discuss that small drips of water from the coil can occur on occasion.
