Today I returned and gathered measurements and ordered equipment for the system replacement scheduled on 12/4.
Returned and installed new supply air grill and return grill
Fabricated Mack shift back plate so filter will not be sucked into return. Attempted to drill through the tile but tile was trying to chip away even with the correct tile but. Made client aware they will need to use a 5/16 bit to unscrew the filter rack to change filter

Today I visited for a system maintenance.
Upon arrival I was informed the system seemed to not be preforming well. I discovered the system is low on refrigerant 410a. I preformed a complimentary leak search and discovered the filter drier on the roof is leaking. I also found the condenser fan motors grease seal is broken. I checked the other electrical components and they are within specs. I sprayed the air handler with disinfectant and chemical treated the condensate pan and line.
We discussed system repairs and replacement.
Due to the age and corrosion on the system I advised to consider replacement over repairs.
Gave client quote for new 3 ton heat pump system
Clients system is operational and is getting other quotes for higher efficiency systems. Client is about to start demoing home with architect and will call in after talking with

Today I visited foe the system not cooling.
I discovered the condenser panel was missing and the 24v wire to the contactor was disconnected.
I reconnected the wire and the system is now cooling. We will need to return and repair the missing panel
Enlarge openings in concrete wall to accommodate larger supply and returns 18x18 filter back return and 14x14 supply for lobby at sand dollar!

Arrived to find reversing valve plug lose. Reconnected and tested system all okay
Dual run capacitor failure! Tuneup not done!
This will be for straight ac system not heat pump
Arrived to find newer 2 ton straight ac system to be completely exposed and advised not to attempt to repair system due to salt water intrusion. The 3.5 ton system has a dead compressor advised full replacement.
Upon arrival client stated 1st floor east facing bedroom was always hotter than the other parts of home and return air from room was not sucking. Investigated system to find room temp colder than what set temp was on thermostat and the return in room was just a jumper duct and not an actual filtered return back to system. Made client aware of findings and recommend leaving door closed instead of open if issue still is a prob to add a 9k mini split in room. Client may call back in to add a supply air in 3rd floor hall/stairwell
Arrived to find t stat on and 72 set at 72
Float switch was dry and maintenance guy Dave swears the t stat was blank yesterday. Made him aware that we can’t diagnose a system that is functioning properly.
Replaced motor

Failed TXV valve, lost lineset insulation, compressor nearing failure, and filter drier near failure. Corrosion throughout system! Due to age of system simply replacing the TXV is not recommended!

Found system 1/4 lb low on 410a. Didn't find a leak. Keep an eye on system

Cleaned and treated drain line and condensate pump
Repaired what I had first thought was a lose connection but was actually a cracked pvc fitting going to condensation pump like it had been hit, client had requested that we bring a filter on maint visit or supply him with a year supply of filters when we come out for first maint on both systems filter size is 16x20x1 and is currently running a 14x20x1 need to call client if there is additional charges for filters made him aware via phone I did not have pricing on that and most likely would be a up charge for filters system is draining as designed now
