Brennan G Today I visited for a duct cleaning estimate. I provided 1 estimate that includes replacing the supply plenum and sanitizing the duct system after the cleaning is preformed.

Found leak outside unit Copper rubbing against copper. Customer wanted to gas and go for now due to tenets being here. Estimate for repair has been approved and scheduled on the 16th. If we need to get here sooner she will call and reschedule.

Sent estimate for evacuating system installing hurricane pad and minor repairs to low voltage and copper piping

Arrived to find system out in safety float switch. Advised client that drain line needed to be cleared and treated. Installed gel dispenser to assure line to be cleansed and signed client up for maintenance plan. Also made client aware that the system is not serviceable due to improper installation. Condenser needs to be set on a hurricane pad to allow clearance to service ports on condenser. If there is ever a Freon related issue this system can not be serviced. Can send repair quote to have issue fixed if owner wishes to do so. System is performing as designed now.

Unit operating properly upon arrival and tenant states no unusual noises ever noticed with unit! Apparently cleaning crew mentioned noise but tenant believes its pool heat pump not HVAC!

Arrived to find triple headed mini split for mother n law suite not cooling. Found each connection to condenser to be leaking. There is other connections throughout the system but made client aware the best way to approach this is to return and pressurize system and perform a leak search on all fittings leaking. Sent client repair estimates

Performed system maintenance. Found Dual Run capacitor on blower wheel to be operating significantly below recommended range. Suggest customer replaces part. Found office space to be cooling at this time, stat achieving temps and no issues/concerns from property manager. Mach One Tune up (1 of 2)

Performed System Maintenance. Found main system for property to be operating at optimal levels at this time. Suggest customer keeps up with annual maintenance. Panel hosts 4 HVAC systems total + Pool Pump. Provided customer the option to become Mach One Members to continue annual maintenance program and receive customer benefits.

Condenser coil is plugged with lint from dryer! Needs a deep clean and refrigerant charge adjustment after that!

Includes new txv valve, filter drier and refrigerant recharge

Diagnoses is bad txv valve! Customer elected to replace coil and txv under warranty! Put on Tory only!

Completed blower motor change out...pulled blower and coil and resigned cabinet and cleared drain, vacuumed return box and cleaned area

Maintenance

(downstairs) Found heavy amounts of biological growth present inside indoor cabinet, and blower motor. Suggest pull and clean the blower motor, clean and disinfect the cabinet and consider adding ultra violet light kit to keep growth from returning. (Upstairs) Indoor equipment does have heavy growth present on blower wheel and indoor cabinet. Suggest pull and clean of the blower and clean and disinfect cabinet, evaporator is heavily rusted and appears to have refrigerant leak. Due to age and over all condition suggest replacement.

Unit pressures were 181/675 on arrival. Customer had an ac tech put in unit a couple months and changed coil Friday, unit was also under sized. Told customer to wait for his guy because we cannot get tied to the unit and if he ends up wanting a replacement we’ll need to properly size unit.

Arrived to find main 3 Ton system only running with call for fan Turned system to cool to find all operational After 2-3 mins of run time water started to accumulate in overflow safety switch. Made client aware of issues Offered 4 system maintenance plan with a free drain clearing today Client denied plan at this time and stated will need to talk with boyfriend Client payed for 1 system drain clear all is now functioning as designed
