Provided an estimate for a new Daiken 12k mini split to be installed with permit

Arrived to find clogged drain line and condensation pump While inspection of system found extremely pitted compressor contactor. Replaced on site and renewed maintenance plan for 2025. Cleared condensation pipe and pump and preformed last maintenance visit for 2024. Checked all electrical connections Cleaned coils Checked motor bearings for play Amp draws on motors test good Freon pressures are to spec. All is working as designed at this time Task includes -Maintenance renewal -Free drain line clearing -Compressor contactor

Upon arrival tenet stated the two back bedrooms are always hotter than the rest of the home but even in the master bedroom and common area is not cooling well. Investigated entire system to find a 2023 American standard 4 ton heat pump had looks to be recently installed. The air duct is highly undersized. The supply side duct work is sized for only a 3 ton and so is the return. I performed a static pressure test to prove theory. Please see attached pics. I highly recommend to replace all duct work to handle this new 4 ton machine to prevent premature catastrophic failures. System is sweating due to lack of air movement. The two main rooms of concerns have undersized duct but if client Chooses to upsize duct into rooms you can Rob air from other parts of home. Attempted to reach out to management company to thoroughly explain this and how crucial this repair is and can be if not fixed properly. Sent estimates for band aid repairs which I do not recommend and full system replacement whic

Upon arrival client stated system will run and cool decently on mild days but when the temperature outside increases in the heat of the day it struggles to cool home. Investigated entire system to find the air handler is badly debris up with biological growth and suet from previous house fire. Performed magnohelic test to find System is struggling for air and having a difficult time distributing the air on supply and return side. System needs to be pulled and chemically cleaned but made client aware of system being 16 yrs old and could potentially cause major issues (manhandling) system outside to be chemically cleaned. I advised replacement and gave options for repairs, repairs with duct cleaning, and system replacement options. Client stated he needs to talk with wife and will contact us back if he chooses to proceed with any work.
