Pulled and cleaned evaporator coil, flushed condensate line, installed 2 UV lights and an air purifier, and performed a system tune up. System is operating good. Supply and return temperatures were taken, static pressure was checked, condensate line was flushed, all major and minor electrical components were checked, refrigerant pressures and temperatures were checked, coils were cleaned and system is in good working order.

Water leaking out from drain pan to air filter and floor underneath air handler. Found drain line backed up and float, which is not shutting system off. Float switch is faulty in will be replaced under warranty. There are still some major issues with system. Drain line is extremely backed up, evaporator coil is covered in biological growth and animal hair, system needs UV lights and air purification. Gave client solutions for issues with system. Client chose solution number one. We are returning tomorrow afternoon, May 8 to pull in cleaning evaporator coil, clean, and flush out drain,Install air purifier, and two UV lights. Client got approved for full amount on financing.

Units running properly. supply and return air temperatures were taken, static pressure for the unit were taken, all major and minor electrical components were checked, condensate line was flushed, refrigerant pressures and temperatures were checked. Customer was advised his system servicing the upstairs was displaying signs of low refrigerant level and he may have a leak in this unit, that the compressor on both units have excessive startup amps and his capacitors on both units are not within design tolerance. He was provided options to fix these in addition to a recommendation to have UV light installed to combat biological growth build up in the air handler. Customer expressed a desire to move away from carrier and maybe get a daiken system instead, estimates for this unit were emailed along with options for repair costs.

Upon arrival client stated system would not cool and have had high electric bills since installation. Also stated system was replaced again with larger system (5) ton after initial unit was installed with a 3.5 ton. Advised client that the duct system is not designed for a 5 ton duct system. The returns are collapsed and Supplys clearly have holes all in them and can feel the cold air all under home. There is roughly 14” of clearance under home and can not fully access all duct work and would be highly recommended not to do repairs. Previous techs appeared to have over charged system to accommodate for lack of air flow according to high head pressures high subcool and low superheat! Compressor does not sound healthy and more than likely have an extremely short life operating like this! Arrived to find system running in cooling mode when calling for heat. Inspected system to find 24v to “O” wire only outside and not at air handler. Assumed only that the wire has been nicked and that it’s getting a constant call from another wire running in it. Gave client option for labor to switch wiring or to replace wire from air handler to condenser. Rewired condenser and tested heat and cooling modes to assure proper functions. All is now working as designer.

Brennan G Today I visited for the system making a noise when it turns off. The noise is pressure shift from the reversing valve. I Informed Mike this is normall and there is nothing wrong with the system.

Returned and found water in float switch Drain line is cleared but found system low on r-410a and more than likely the cause of system tripping on float switch. Also noticed that system was louder than an average 5 ton air handler. Checked static pressure to find return static high. System is running a total static of almost.8! Advised adding a return. Client approved quote and need to return to replace on warranty leaking evaporator coil and adding a return.

Found EVAP coil to be faulty and iced over at U-Joint. customer expressed part leaked in the past and had replaced under warranty. Provided option to conduct repair according to findings.
