This estimate is for maintenance plan for both rental properties of 203 and 202 Cleaned and treated drain line and condensate pump Repaired what I had first thought was a lose connection but was actually a cracked pvc fitting going to condensation pump like it had been hit, client had requested that we bring a filter on maint visit or supply him with a year supply of filters when we come out for first maint on both systems filter size is 16x20x1 and is currently running a 14x20x1 need to call client if there is additional charges for filters made him aware via phone I did not have pricing on that and most likely would be a up charge for filters system is draining as designed now

Low voltage repair major! Replaced low voltage wire for mechanical chase to unit on roof! System operating properly now!

Callback! Relocated safety float switch for easier access by building maintenance. Re taped plenum in a way that allows lower panel to seal yet be easily removable for access to drain components and coil! Manager happy with result!

Replaced thermostat unit Was freezing cold on arrival

Complaints of thermostat reading 79 and won’t go down below 79. When arrived thermostat was reading 76 and cooling. Unit has 19 degree split, with clean coil and filter. Unit was pushing 54 degrees on supply and going in at 73. Possibly a bad thermostat reading and/or constant opening of door as unit is right next to main door. Follow up this weekend/Monday and if issues presume recommend to replace thermostat. I’ve talked to Holly about all this also.

System low on charge and txv sluggish! System replacement approved by owner

Repair vs replacement estimate

Reset tripped breaker Replace bad 40amp breaker

Found melted wire on contactor which has melted taps together, with a fan condenser fan motor. Replaced condenser fan motor and the contactor and system is now operating properly at this time.

Coil is compacted with dirt dust and hair as is entire inside of unit! Deep cleaning and charge adjustment afterwards is recommended. Added a tsat, the other one was broken.

Air handler deep cleaning estimate!

Unit has a good amount of ice on the evap coil. I couldn’t get a proper pressure reading or leak check. Fan is working , and filter was taken out. Will need to leak search, and replace plenum Tory to follow up tomorrow

Found a leak on evap coil. Filter drier is very rusted and recommend to replace that also. Also replace suction armor flex after coil is replaced

Replaced compressor, charged system, changed tie downs, changed capacitor, and fixed up some corrosion on wires and kinked copper. Unit was running 120/300 on departure , dirty filter at return , building is aware. Unit was cooling on departure.
