Arrived to find air handler evaporator coil frozen Thawed system to find low on r-410a Leak searched system to find leak in evaporator coil Someone previously has installed dye into the system and I have attached photos circled in red is where the leak and green dye is. There is also green dye additive all in the condensation line. Do not recommend repair option due to age of equipment and cost of repairs. Also dye additive is not a good thing to into hvac systems due to possibly further damage. Sent estimates for further approval to Mr. chad.

Arrived to find system in off position Turned system to cool to find only air handler operational Found burnt high voltage wire to condenser repaired and tested for 24 bolts to find none present at condenser. Moved back to air handler to find the y wire inside air handler had came disconnected twisted back in the correct wire nut and compressor turned on. Checked total system operation to find old 21 year old r-22 system struggling to cool home and running a extremely high head pressure of 321 PsI and climbing as system ran. Made client aware this is why the high voltage was burnt but system is cooling to the best of its abilities and will soon need replacement. Client wants to think on the option I have given her today

Arrived to find thermostat set to 76 and satisfied at 76 in home Also noticed that the indoor fan was set to the on position. Call was high humidity issue and running the fan continuously will increase the humidity in home due to circulating non conditioned air and can dehumidify home only when outdoor compressor is operational with fan motor. Inspected entire system to also find that the evaporator coil is extremely dirty and have given estimates in the past to have coil pulled and chemically cleaned. The blower assembly will also need to be pulled and cleaned chemically and those two issues are not helping with humidity control in the home. The compressor Contactor outside is badly pitted and could possibly be a corporate due to not always allowing the outdoor unit to run when call for cooling. Sent recommendations to client. Home appears to be for sale and if humidity is a high concern in home we can also install a whole home dehumidifier in series with the system to better control

Performed system maintenance. Found downstairs unit operating with low refrigerant charge. Performed leak search as part of the maintenance. No apparent leaks found at this time. Approximately 2lbs low on downstairs equipment, approximately 1 lb for upstairs equipment. Suggest to adjust the refrigerant charge and add easy seal leak repair.

Cleaned drain , unit ss2 was clogged up. Was here last month on a maintenance so no charge. I do recommend pulling and cleaning the coil , asap , to possibly help with static pressure that could affect drain flow.

Found water backed up into return. Found float safety switch not working and also tilted up. Suggest to clean and to replace the primary float safety switch

Relocation of condenser: We will need to relocate existing condenser (back yard) to the side yard ( left side of house if you’re facing the house)right next to the existing condensate line (just on the other side of the wall from garage). We can run new line set from vertical AH , behind the return plenum, and punch out through cinderblock hole. High Voltage- we will trace where the power feed is for the existing disconnect, cut it in the attic(while off) and pull it back into garage. Drill hole in ceiling of garage and run wire covered in seal tight, down wall and out the new line set hole. *Any damages from removal of existing line set cover is possible and already discussed with customer. The cover is pinned into stucco so removal of that will possibly break stucco/wall. Same with the existing disconnect box* Materials: 7/8 Copper 3/8 Copper Armor flex and solar flex 3/4” whip - just in case Disconnect box - just in case Thermostat wire - just in case 3/4” seal tight 5% fir

Found drain line to be clogged and overflowing/leaking through the ceiling into guest bedroom. clean and treated drain line. System is now operating normally

Suggest to adjust the refrigerant charge to manufacturer specs. Condenser #2 has bad capacitor, testing below recommended range. This would be a (warranty part).
