System condensate line was clogged and not allowing system to run. Upon further diagnostic the air handler was found to have biological growth, the condenser compressor had higher than rated start up amps and the disconnect box was not in optimal condition (signs of burning and rust). Customer approved recommendations to add an ultra violet light (to reduce biological growth), a new disconnect box, surge protector, a hard start assist, and a condensate line cleaner. Cleared and flushed drain line and tested drain. Cycled AC, all operations good at this time.

Arrived to find system in off position Turned system in and immediately seen the issue was the drain piping was slopped uphill. Previous tech had made some repairs to float switch and piping and I’m assuming accidentally slopped drain. Fixed issues and assured proper drainage and that all water safety’s would turn system off when tripped. All is now working as designed

Upon arrival client stated system was not cooling well and had a smell in home of paint thinner. Investigated electrical to find all okay. Turned system on and tested operation to find system almost bone dry of Freon. System utilizes r-22 and made client aware we do not carry nor can get r-22 any longer and unfortunately replacement was needed. Gave client quote for new 2.5 ton carrier heat pump system and made aware of tariffs to be taken effect shortly and can not hold price long. Client is going to discuss with wife and reach back out.

Arrived to find thermostat set to 70 and was 77 in home Found condenser in high pressure lock out Investigated system to find bad start cap for condenser fan motor Replaced and tested system again to find working to best of abilities Advised client maintenance was due on system and offered plan for yearly maintenance. System is also of age and made aware of price increase aluminum tariffs and to start putting penny’s back for replacement.

Upon arrival client stated system was not heating. Inspected system to find bad starting capacitor Replaced and tested system operation to find all working to best of abilities. Made client aware that compressor is pulling excessive amp draws upon start up and is signs of weak/ failing compressor. Recommended start assist to help lower amp draws and increase compressor life. Client declined. Also offered maintenance plan to help save 15% while on site and to help prevent future break Downs again. Client declined as well. Brennan G Today I visited for the system not cooling. I discovered the system was void of refrigerant r410a. I preformed a visual leak search and found oil stains on the evaporator coil, indicating the coil is leaking. I also found the compressor fan capacitor has failed. We also found considerable amounts of mildew growth throughout the air handler and inside the supply duct plenum. The system is a 2016 Goodman 3.5ton heatpump. I confirmed via the goodman website the warranty on parts expired in 2022. I planned a return visit tomorrow to discuss repair options.

Brennan G Today I visited for a tune up/ Inspection and to look at a potential mold issue. I noticed when I arrived the indoor air felt humid. I discovered the fan was set to the ON position. When the fan is set to the on position , the system will not effectively dehumidify the indoor air. I set the fan to the AUTO position to help keep the humidity down. The system is clean and all the electrical components are within specs. The refrigerant levels are within range. I flushed the drain line, sprayed the evaporator coil and sealed a small tear in the supply plenum. I discovered that biological growth is forming inside the plenum. We discussed preforming a duct sanitation and installing an in duct air purifier to neutralize the bio growth inside the plenum. We enrolled the system into our maintenance agreement. Emailed invoice for payment.

Brennan G Today I visited for the system not cooling after repairs were preformed prior to my arrival. I discovered the wiring on the contactor and capacitor was incorrect. I made the corrections in order to continue diagnosing the system. The system is now running however the equipment is in unsafe condition to operate (Fan blade is shaking excessively and the disconnect box has signs of over heating). I Informed Betsy that we are not responsible for any damages to the system or the home. I advised leaving the system turned off.

Unit is low leak in evaporator coil draws on both condensers within range Wash condenser coils builder registered equipment under his name not under homeowners name Louis is aware. Client is going to call builder Monday morning and call Office . Also he was told Freon would be free. He did not want to pay for membership until that was discussed paid for two tuneup.

Arrived to find drain line plugged up with bacterial sludge. Cleared and treated to find system low on Freon. Performed leak search free of charge. Could not 100% pin point leak in system but concerns of evaporator coil is leaking. Indoor system is 11 almost 12 years old and the condenser is 8years old. Advised client that system has no warranty and cost could be a big factor. Client wanted quotes for new systems while on site. Is now performing to best of its ability and made client aware Freon will leak back out. Sent quotes for client to go over with wife and advised will give a 10% discount for cash,card,or check with the investment returned today as well if approved within 30 days.
