Brennan G Today I visited for a second opinion on the drain line and float sensor filling up with water. Upon arrival the float was dry and the system was draining normally. I preformed and Inspection and found the system is running and draining normally. We discussed installing a drain pump , re piping the drain line and relocating the float sensor. Althoug the problem has not occurred since before our previous visit I recommended leaving the drain line how it is. We also discussed the possibility if the common drain clogging and to contact the condo maintenance if this re occurs.
Found system with new air filter that was a merv 11 Performed static pressure test to find .6 total static and filter being the cause of tripping of float switch made client aware to use a less restrictive filter and issue will be resolved
Diagnosed likely positive pressure from hurricane in the drain stack caused unit to not drain properly! Flushed and checked system! Operating properly now!
Shorted low voltage on the roof! Repaired wiring and system is now operational! Install callback
If system purchased through us then 1/2 of the charges will be credited! Recharged with 5 lbs refrigerant 410a

Performed system maintenance, provided customer options to continue annual maintenance through us. Couldn’t not get a hold of the homeowner, contacted office and sent invoices to customer for further review. Pre-Call notes expressed interest in membership program.

Performed system maintenance. Found heavy rust present on condenser on roof top. Currently system refrigerant pressures and all small parts are operating to manufacturer specs. Indoor equipment has UV System installed. Heavy rust present on Evaporator Coil but no signs of leaks at this time. Suggest keeping up with the regular maintenance.
Performed system maintenance. Found system operating with low refrigerant pressure. Last was out system was iced over due to low refrigerant charge.
System has zero refrigerant present. Homeowner initially wanted to just add refrigerant. Since there is zero charge in the system there is a leak present and if we add refrigerant it will not last. Due to the age and refrigerant type strongly suggest replacement.
Leak search leak found in upstairs unit 8a evaporator coil. Client sent replacement quote.
