Customer had a metal chair sitting against the unit upon arrival and when she moved it to give me access to the unit the noise stopped! Unit is operating properly and shows no sign of issues! No fee charged!

Arrived to find system functioning Wife had made me aware there was no display to thermostat they changed the batteries and still no display but thermostat randomly powered back on. Made client aware that the thermostat is more than likely faulting out and needs to be replaced. System had no safety cut offs to make system lose power so only issue could be thermostat. Did make wife that the system is in desperate need of a maint and could need to be cleaned. The outdoor disconnect is in rough shape please see attached pics. Recommend replacement as well. Checked system operation to find all working to best of abilities at this time wife stated she will discuss with husband and let us know what route they chose to take.

Performed system inspection. Found unit to be cycling through. Or Al operation at this time. Suggest preventative maintenance on drainline

Found bad dual run cap. Replaced . System working properly

No water in drain and no sign of leaks in pan or condensation drain pipe! However someone has removed the coil apparently and system now not sealed with missing insulation! Cabinet must be sealed and lines reinstalled at a minimum! No record of our company pulling the coil found! Repair option presented would be to replace coil if available and seal all cabinet openings as well as re insulate suction line! Due to age replacement is recommended over repairs at this time!

Arrived to find system low on r-410a System has major leaks in condenser coil Condenser see fan motor has lost is oil lubricant for bearings please see attached pics. Motor will soon be the next failure. Made client aware of findings and gave quote for repairs for leaking condenser set coil and new system install per clients request. Client stated he needs to think about estimates given to him and will reach back out with any questions or moving fwd.

Upon arrival found system leaking water on opposite side of where drain and copper tubing come out of head unit. Found system leaking due to head unit improperly installed System is hanging from Sheetrock only the wall bracket isn’t secured to any stud in wall. Made client aware and client requested price for another mini split to be installed. Sent estimates for himself and wife to over view

Upon arrival client stated system would not cool well during the day and even not so much at night and everything runs. Inspected system to find 19 year old r-22 compressor is starting to not pump pressures were almost 100/300 with a 130 degree liquid saturation temp! You can hear the compressor trying to go into internal bypass. System has became ineffective and needs replacement. Sent financing price and cash price for 3 ton Heat pump system awaiting for further approval

Clogged drain! Cleared drain and treated! Condensate pump operational! Recommended tenant treat drain with vinegar at every filter change. System operational now!

Arrived to find system low on r410A Diagnosed a leaking evaporator coil Gave client price for repairs and replacement upon request Recommended replacement over repairs due to cost and current age of 14yrs old. Clients wife is working and needs to discuss with her about options. May need to return to go over options with both parties.

Performed system maintenance. No primary float safety switch. Contactor in condenser is heavily burnt and pitted. Waived maintenance fee and replaced 2 warranty parts and a float safety switch that was not under warranty. Suggest to keep up with the regular maintenance.
