Arrived to find system off and t stat blank Found float switch with water inside Investigated system to find no issues at this time I did clear and treat drain line as courtesy but made client aware due to power interruptions it could have cause the system to run just the condenser after call for cool was done and blower shut down. Made client aware surge protection is highly recommended especially after this storm that just passed . Sent quote for whole system surge protector.
Arrived to find system set at 74 and was 75 in home. Found system to be low on r-410a Performed leak search to find leak in evaporator coil. (PLEASE SEE ATTACHED PICTURES.) Gave client quotes for repairs vs replacement due to out of warranty and cost for repairs. Client requested to add Freon for now and will go over quotes and reach out if wishes to invest in new system. Added 4.5LBS R-410A while on site. System holds factory charge 6LBS! System now cooling to best of abilities and made client aware no warranty on Freon. Would credit back what was spent today towards new system within 30 days.
Performed maint on site today Signed client up for the maint plan and performed the following below Task Includes -Maintenance Membership -Pulling and cleaning of blower wheel assembly -Installation of UV Lamp with transformer -Installation of compressor contactor (labor warranty) Checked all electrical connections Amp draws in motors Cleared and treated drain line Washed condenser coils Freon pressures are to manufacture spec

Brennan G Today I visited for a system maintenance. The system is a 2014 Goodman. I cleared the drain line. Verified the refrigerant and electrical components are within specs. The coils are clean. I discovered some concerns regarding the indoor air quality. The blower wheel is coverd in biological growth as well as the inside of the duct system. I offered indoor air quality solutions. I also found the compressor contact relay was burnt and the compressor was drawing high start amps. Today we replace the contact relay and installed a compressor start assist. We discussed the future of the system and that it is approaching the end of its life expectancy and to begin on planning to replace the system.
Arrived to find system in off position Investigated system to find secondary pan filled with water Ran system to determine undersized return ducts and an extremely clogged 12x12 return air filter that is already too restrictive brand new being a merv 12. Made client aware this is a temp fix and even with new filters the system will still be restricting. Advised return ducts to be replaced for proper air flow and new return plenum due to falling off system. Unit is 16 years old and needs replacement . Supply ducts are also in rough shape!
Mach one membership first tuneup and recharge. System now operational within factory specifications!
Task Includes -Repairs being made to existing upstairs supply 12” and 6” duct work -No warranty on any further duct work leakage due to age of existing ducting
Brennan G Today I visited for the drain line backing up. I cleared and treated the line for no charge and we enrolled the system into our maintenance agreement. I watched the system run and produce condensate before leaving.
Quoted client full duct system replacement with removal of existing 3 ton package system and relocating new split system air handler in garage on insulated stand. Please see attached pics for location of new equipment and designing of new air duct. Client will need an electrician to run new electrical circuit for system!

Quoted client new 2.5 ton Heat pumps If client chooses 2 stage 3 ton Heat pump we will need to add a 12x12 return in the return box under system to pull enough air for system to be efficient
Need to return to replace what appears to be a 6” metal duct that runs off of a 12” metal feeder line.
Inspection
Task includes -Replacement and redesigning of all supply air ducts -R-38 Insulation blow in
On arrival, the condenser motor wasn’t coming On. We checked cap and it was dead on single 10MFD. changed single 10 and checked operation. Everything is operational
Installed nest thermostat
Performed system inspection. Found system to have clogged drain line and to be tripped at safety float switch. Cleaned drainline and returned system to normal cycling at this time. Majority of the vents in home were closed restricting cool airflow, adjusted vents when unit returned to normal operation

Arrived to find system low on r-410a again. Checked all joints from Initial install to find 3/4 copper connection at condenser leaking. Pumped system down and repaired leak. Pressure tested and pulled 500 micron vac. Released charge and set fan speed accordingly. Charged system to manufacture specs and assured proper functions. All working as designed at this time.
Upon arrival found clogged drain line Blew pipe out with compressed air and followed with vacuuming line due to amounts of biological slim in drain pan. Flushed with cleaner and gallons of water to assure proper flow and watched system drain on its own. Client was not comfortable paying via phone as will mail check in. Client needs to mail check to 8999 66th ct suite 102 Pinellas park,fl 33782. Offered maintenance membership but client denied at this time.
Performed system maintenance. Customer expressed lack of airflow from system and cleans coil regularly of landscape clippings. Conducted extensive coil cleaning and found package unit ductwork to be sealed poorly/improperly. Provided option to reinforce and seal ductwork to prevent further lack of airflow.
System operating normally! Delta T is 19-20 degrees F! Likely thermostat was reading incorrectly due to being loose on wall! Secured thermostat to wall and temp read correctly. Recommend tuneup and refrigerant charge adjustment!
Quoted client r-38 insulation blow in While inspecting attic found that the air duct system has been accumulating moisture and has biological growth accumulating. Made client aware and that we can take care of both issues. Gave quote for both and awaiting for any further approval.
