Brennan G Today i visited to preform maintenance. The system is clean and all electrical components are within specs. I flushed the drain line and washed the condenser coil. The equipment is operating normally at this time.

Quoted client new duct work for both units in home due to improper installation on the newer 2.5 ton system. This is the side client is having improper air flow. The 2 ton system side is running continuously and is undersized with return duct collapsing. Performed static pressure test to determine issues. Can not access a lot of the duct systems due to trunk lines being in the way and will have to be designed on site after test out is completed. The 2 ton system client has is almost 10years old and sent client quotes to replace it as well for a new carrier to assure no issues in future after investment is spent. Client is getting other quotes and will let us know what route he wishes to proceed with by next week.

Gave quotes on r-38 insulation blow in due to no insulation in attic Client also wanted quotes on efficient mini split application. Quoted new 2 Ton carrier slim duct application to be attached to existing air duct to heat and cool the entire home with free insulation blow in if chooses to have job performed.

Drain line double trapped! Instructions for proper repairs sent to install coordinator! System charge adjusted and system draining at the moment!

Provided option to replace full system with Daikin 3 Ton unit

Arrived for Tune up, customer explained system has not been keeping up with cooling below 78 degrees inside the home. System from 2005, low on R22 Refrigerant, bad capacitor, no primary float switch on indoor AHU. Provided customer replacement options for new system

Returned and replaced in warranty evaporator coil Per Louis we performed work today free of charge and took a 1000$ deposit down for duct system that will be installed on Thursday the 11th. Pressure tested and pulled 500 micron vac. Charged system according to Daikin manufacture specs. System now cooling with a 19 degree split and draining as designed.

Arrived to find system low on charge Topped system off with r-410a Found leak in evaporator coil need to order new under parts warranty Client is out of 1 year warranty Duct is falling apart in attic and client wants to assure there is no pest eating it before installing new but have sent a quote the master bedroom is and the wife’s office is hot rooms and we need to upsize flex to rooms.

Arrived to find thermostat set to 75 but 81 inside home and nothing running Inspected system to find clogged condensate line that had over flown into secondary pan in attic triggering float switch in pan. Verified Freon pressures and total operation to find the compressor outside to very close to running run load amps that manufacturer does not want to exceed. Made client aware of findings and that she may start to see higher electric bills or worse catastrophic failure to compressor. Client in fact stated she has been experiencing higher electrical bills. Cleared and treated drain line and pan and removed water from pan in attic space. Sent recommendations to client via email.
