Brennan G Today I visited for the right side system not heating. I discovered a faulty blower motor. We will return tomorrow to replace the motor and preform maintenance.

Brennan G Today I visited for system maintenances. All systems except 4 and 5 are operating normally at this time. I replaced all of the air filters throughout the home. Verified electrical components and refrigerant levels are within range. I discovered system #3 had a weak capacitor. We recommend it is replaced. I discovered system #4 is low on refrigerant and will need further repairs. Due to the age repairs are not recommended. I discovered system #5 has a weak capacitor and the air handler is contaminated with biological growth. Due to age repairs are not recommended. Helen plans to have us return in the spring to replace capacitor #3 and provide estimates for the replacement of systems #4 and #5. We also discussed the replacement of system #4s ducts as they are easily accessed and in poor condition. We discussed the duct sanitation of the downstairs duct system as for they are not accessible. We replaced the thermostat for system #5 today.

System# 1 - 2023 daikin - kitchen area System#2 - 2023 daikin- great room System#3 - 2017 trane- master area System#4- 2015 icp - upstairs right side System#5- 2014 icp- downstairs right side We enrolled all 5 Systems into our maintenance agreement for 1 year. I will be returning next week to preform the 1st maintenance and inspections of all 5 systems.
