The AC Challenges of Coastal Living in Tampa, FL
With homes situated along Hillsborough River and Tampa Bay, residents in Seminole Heights, Palma Ceia, and Davis Islands face HVAC challenges that inland homeowners don’t, including:
- Salt Air Corrosion – Coastal air near Kennedy Boulevard and Bayshore Boulevard accelerates the breakdown of AC components. We offer corrosion-resistant coatings and routine maintenance to help extend your unit’s life.
- Excess Humidity & Mold Growth – High moisture levels in Ybor City, New Tampa, and Carrollwood can lead to mold, mildew, and poor indoor air quality. A well-maintained AC and dehumidifier can help regulate moisture levels.
- Storm-Related Electrical Issues – Lightning strikes and power surges in Channelside, SoHo, and Harbour Island can damage AC circuits. We install surge protectors and reinforced wiring to keep your system safe.
- Aging AC Systems & Energy Waste – Many homes in Water Street, Tampa Heights, and Riverside Heights rely on outdated cooling systems that struggle to keep up with Florida’s heat. We offer energy-efficient upgrades to help lower your monthly bills.
Common AC Issues in Tampa, FL
Redington Beach residents in Ballast Point, Westshore, and Virginia Park frequently experience:
- Weak or Inconsistent Cooling – Caused by clogged air filters, refrigerant leaks, or duct issues, a common problem in Temple Terrace, Forest Hills, and Davis Islands.
- Frequent System Cycling – If your AC constantly turns on and off, it may be oversized, have dirty coils, or a failing thermostat, often seen in Lake Magdalene, Beach Park, and Culbreath Isles.
- Loud or Unusual Noises – Buzzing, rattling, or screeching sounds indicate worn-out components, fan motor failure, or compressor issues, common in Tampa Palms, Northdale, and Avila.
- Water Leaks – Clogged condensate drain lines and frozen coils can lead to leaks, which we frequently repair in Lake Carroll, Hunters Green, and Grand Hampton.
- Rising Energy Bills – An inefficient AC system may be working harder than necessary. Homeowners in West Meadows, Bayshore Beautiful, and Sunset Park often opt for HVAC tune-ups or system replacements to improve efficiency.
Tampa AC Repair Service FAQs
The average cost for a new air conditinoing system ranges from $3,500 to $12,000 near Tampa. Some factors include the size of your home, what type of system needs to be installed, energy efficieny and ductwork needs.
Some of the reasons fixing an air conditioner is so costly include:
- Modern air conditioning systems are complex machines with various components such as compressors, coils, fans, and refrigerants.
- Diagnosing the exact problem requires knowledge and sometimes specialized tools.
- Repairing or replacing these components can be costly, especially if they are not readily accessible.
If your air conditioning unit is running but not cooling your Tampa home, first check your air filters. This is the #1 reason because dirty filters could be impeding the air flow. Other reasons include dirty coils, thermostat settings, refrigerant leak or electrical issues.
We recommend annual AC tune-ups to prevent breakdowns, especially before Tampa’s hot summer months.

Job Locations and Reviews

Came out from machine, not turning on and blowing cold air found float, which has been tripped. We installed less than a month ago clear drain line and got customer back up and running.

System got cooling adequately. Did a complete evaluation of system. Found system low on refrigerant. Performed electronic leak search on system and found leak in evaporator coil. Gave client estimate to replace in warranty coil and TXV. Client is responsible for labor and refrigerant. Client needs to talk to spouse about repairs and will call us back if they decide to move forward. Told client that we will credit the cost of the electronic leak search towards the coil replacement.

Task Inlcudes -Replacement of non warranty condenser motor -Replacement of non warranty start capacitor James returned and installed new out of warranty OEM Condenser fan motor. Replaced out of warranty start capacitor. Resecured all wiring and verified system operation. All okay at this time.

No cooling, client says they had another company come out and they did a leak search because the client was low on refrigerant. Client said the other company said that the leak was in the refrigerant line set. Explained to client that in order to determine that we would have to do our own investigation, which would be a fee For a leak search and the fee would be waived if client move forward with repairs. Client did not want to pay a fee and just wanted a quote on replacing the line set. Provided client quote for line set and she said other company can do it for cheaper But she will review estimate and get back to us if she decides to move forward.

Gave client three estimates to replace current AC system. Client is gathering quotes and will get back to us if he decides to move forward with our company.
Andrew is highly competent.

Checked to verify txv was the problem, according to my findings I do not believe the txv to be the issue. Customer bought this unit himself and contracted another company to install it. That being said we need to return with Bosch tech support on the phone to confirm what’s going on with the unit. Charge will be 225 an hour. Does not include any repairs

No cooling, did a complete evaluation of AC system. Indoor fan and outdoor fan are running, however, compressor is not kicking on. Found bad capacitor out in condenser. Also contactor is burnt up and pitted, compressor has high startup amps, and condenser low-voltage wiring is frayed and needs to be spliced and repaired. Gave client solutions for issues with system. Client chose to just do the Band-Aid for now. Replaced dual run capacitor. Start and tested system. Check refrigerant pressures. System is operating and running normal at this time.

Found a bad capacitor. Replaced and looked at the rest of the unit charge and amps (startup amps as well) all good. System is cooling! Price for the repair today and membership program.

Client has a major leak in line set, which was diagnosed by four other companies. Client wanted an estimate to replace line set. Line set is running through building, through slab in chase and then up walls into attic and then down to the air handler on the third floor. Would need to reroute line set going up the side of the building with line hide and into neighbors attic And then through their attic and down to air handler. Give client estimate, he needs to get approval from neighbor and HOA and will call us back if he wants to move forward.

Must clean filter once a week to avoid unit freezing over. James sent over quote for new 12 k mini split heat pump

AC Repairs: During a routine service call, adjusted the metering device to correct refrigerant flow, ensuring optimal cooling performance. The fine-tuning helped improve energy efficiency and extend the lifespan of the AC unit.

Indoor Air Purification System Installation: Installed an advanced air purification system featuring multi-stage filtration and UV light technology. This system effectively reduced airborne contaminants, allergens, and odors, greatly improving indoor air quality.

HVAC System Replacement: Replaced an aging HVAC unit with a high-efficiency Lennox system, offering better performance and reduced energy consumption. The new unit also qualified the homeowner for energy rebates, further increasing the value of the investment.

Thermostat Installation: Installed a programmable thermostat to allow for precise temperature scheduling throughout the day. This upgrade helped the homeowner reduce energy usage, maintain comfort, and save on utility costs.

HVAC Repairs: Repaired a ductless mini-split system by rebalancing and securely remounting a dislodged fan blade. This restored quiet operation, enhanced airflow, and ensured long-term system reliability.

He just had a company out two days ago to change out his blower motor and had us come out there on a free estimate to see if they actually installed it and get pricing on a new machine. I think he just wanted us to check it for free.

Charged system with 4 pounds of refrigerant. This is just a temporary solution. Cannot guarantee how long refrigerant will last. There’s a leak in the evaporator coil, which needs to be replaced for problems to be resolved 100%.. As of right now, system is cooling and running properly.

No cooling, blower is running, evaporator coil is freezing up. Check refrigerant pressures outside at condenser. Found very low suction pressure, with high superheat and high sub cooling, which indicates a faulty TXV. Would need to replace TXV and filter dryer. TXV is covered under warranty. Client is responsible for labor. Gave client estimate to repair system and sign up for memberships. Client wanted to get a second opinion and will call us back if he decides to move forward.

Client’s home got damaged in the flood from last hurricane. They have an existing bard unit with ductwork. Gave client estimate to eliminate the bard unit and install all ductless mini splits. Client moved forward with estimate. We are waiting for an install date to install a two zone and a three zone mini split system For when clients permits are approved and home is lifted 12 feet off the ground. Need to collect a 50% deposit from client to secure equipment. Client is leaving existing ductwork in attic. We are going to remove the existing unit and client is responsible to have the hole on the side of the house patched by contractor.

Investigated entire issues with home Found that the newer 2 ton system that was installed was improperly installed and flu pipe is not connected! Also found all downstairs ducting to be torn and improperly sized. 5 ton for downstairs has undersized ducting and will need to be enlarged! Going to send options to client for full duct replacement for downstairs, system replacement for upstairs going from gas furnace to mini split. Building a new closet for 5 ton to sit in and keeping it or replacing it with a 5 ton heat pump. Sent estimates to Jason with united restoration to be presented to client
Mr. Aaron have done a terrific job for two days in a row for us at home. He explains, he does the work; he is respectful, nice and professional

Installed Remi Halo air purifier, 24 V UV light in blower compartment, and in-line drain cleaner. Put pan treatment in drain pan. Cycled and tested system, all operations OK at this time.

Arrived to find master bedroom at 75 degrees and a 15 degree temp split with all zones operational. Added roughly 8OZ R-410A to bring temp split to 20 degrees in master bedroom. There is a a tremendous amount of heat coming from master closet area and we could never replace that duct run or enlarge it what is actually recommended with out ripping out sheet rock. Advised client to run dehumidifier in room to help hopefully cool off that area. Turned clients ceiling fan back on while system was running and made aware that with such a large master bedroom and only able to run 1 main supply for that room the ceiling fan is needed to run on such a large area like that. While on site brought temp from 75 to 72 before leaving in the hottest part of the day (91 degrees)

.

No cooling, found system low on refrigerant. There’s a leak in the evaporator coil. Gave client solutions for repairs, however, system is nine years old and recommend replacing system rather than repairing it due to cost and age of system. Emailed property management company estimates and they will get back to us when they get approval to move forward with recommendations.

System not cooling adequately in certain rooms. System appears to be undersized for home and ductwork is not adequate as well. Very long runs going to furthest section of home. Flex in attic is twisting and tangled on each other. Advise client that system would need to be replaced and as well as ductwork for AC to work properly and cool home efficiently. Client agreed with findings and gave estimates to replace system with ductwork. Client needs to move some financing around and will be out of town this weekend. He will get back to me with decision on which solution to move forward with next week or the week after.
