Upon arrival, customer’s house was cold and cooling out of the vents. It was coming out 53 to 51 and some of the other rooms. The thermostat was reading 78° in the house and it was 76 when I put my temp gun next to the thermostat it was at 68° on the wall in the house. I showed both of the renters inside. They watched me check all temperatures. I let the Landlord know what was going on with the thermostat. She’s gonna have one of the renters change the thermostat out for her.
Prompt emergency service (6:30pm on Saturday showing up within 1 hour) honest and fair evaluation of problem. Service Tech Hunter did a superb job and deserves my highest rating.

Customer called and said his machine turned off earlier but his work sense but his wife would like us to make sure that the refrigerant is OK so wants me to stop by for a piece of mind upon arrival. Customer machine is perfect levels and cooling properly.

Maintenance
Execellent!

Diagnostic completed. On arrival activated system and found air handler running. Condenser inactive, contactor engaged and capacitor measuring within tolerance. No incoming high voltage. System equipped with start capacitor. Located breaker panel and reset tripped condenser breaker. Condenser reactivated normally. Air handler and condenser are mismatched and both machines are advancing in age. Air handler is dated 1999 while condenser was installed in 2014. Advised client that system is overwhelming it's circuit and age is the primary factor. Steps have been taken to reduce compressor power consumption but the breaker still trips during demanding load times. Recommended client replace system before complete failure to provide peace of mind and to reduce system power consumption. Client wishes to discuss with spouse before making decision. Recommended enrollment into maintenance plan to provide services and discounts on any necessary projects. Client accepted, balance collected v

While on site for neighbor was requested to provide estimate for ducting repair. Ducting was damaged by pests, client has removed damaged ducts. HVAC system currently not operational. Provided estimate for requested work. Client to contact us when ready to perform work.

Client reports water damage to ceiling. Inspected system and ducting, found significant damage to flex system. Air conditioner dates to 2004. Requested client inspect damage firsthand and recommended complete replacement of HVAC system. Client understands necessity of project but must consult pest control and other trades to ensure newly installed systems do not become similarly damaged. Awaiting further communication with client before proceeding with project.

Performed system maintenance. Found operating with slightly lower refrigerant charge. System was installed extremely close to the ground leaving no room for P-Trap on drain. This will cause unit to drain properly and to hold access water. Ground is solid rock and can't dig to make room for P-Trap. Suggest raising entire system with another hurricane pad and re do drain pipe. In order to perform this task would also have to replace duct shroud and re work duct connections.

Summertime HVAC System Maintenance: As part of a M.A.C.H. One maintenance visit, I conducted a full summer HVAC tune-up. This included cleaning condenser fins, tightening electrical terminals, checking ductwork for leaks, and calibrating the thermostat for summer efficiency. These preventive actions improve performance and lower energy costs during the hot months.

Did walk-through to get correct duct sizing for home.

Performed system maintenance. All small parts and equipment are operating to manufacturer specs at this time. Suggest keeping up with the regular maintenance.

Performed system maintenance. Found contactor burnt and pitted. Capacitor is testing below recommended range on compressor side and is heavily rusted out. Indoor evaporator coil is heavily rusted out. Appears to have a small crack in right side of evaporator pan causing water to leak out into cabinet and on to the water heater. This is a major concern as to recommend a repair for this would include evaporator and evaporator pan. No float safety switch present on indoor drain. Some water present in Water Heater emergency pan. Suggest visit from plumbing dept.

Diagnostic completed. Client reports high power bills and system not reaching set temperature after recent work completed. Performed full system inspection and measured equipment power consumption. Compressor drawing ~30% greater power than rated. System liquid pressure greater than expected. AHU rated for 0.2inWC, manometer tests show combined 0.72inWC, well above system rating. Inspected ducting and found dated fiberglass trunkline. Attic space much cooler than expected, significant leakage in air distribution system. All existing returns are wall mounted, restricted return airflow immediate cause of high static pressure. Confirmed electric heater not running in cooling cycle. Found blower door insulation separated from door. Used metallic duct tape to reattach insulation. Advised client of findings and recommended replacing ducting as well as insulating attic space. Discussed cooling expectations as well as manufacturer set standards for cooling performance. Client decli

Condensate line again backing up. Client has not located condensate termination. Discussed line replacement and provided estimate. Correct wishes to attempt flush again, advised that permanent fix to existing line is unlikely. Client insisted. Purged line with high pressure gas. System appears to be draining but cannot guarantee repair without line replacement. Client understands.

Client states that home which is a rental property, is not reaching desired temperature. Client thinks that it’s due to lack of insulation. Home does need insulation, however, the main issue is that the ductwork is undersized for the size system that is there. There is a 3 ton system in home with only a 12 inch round supply duct coming off of it. Duct should be a minimum of 16 inches. The system is starving for air. Getting a .96 static pressure at supply and only a .05 at return. Need to replace and size all ductwork correctly for issue to be resolved as well as insulating. The attic will definitely help after ductwork is replaced. Left client estimates to take care of issues and client will review estimates and get back to us.

Gave client quotes on new 2.5 ton duct system Client may want system relocated in hall pantry if that happens we will need all new line set condensation pump and open stand. Brent line will need to extend the electrical circuit and supply a 120v circuit in new air handler closet. If client chooses to keep air handler in attic we will need to abandon the 2 wall returns and have a new 20x20 cut in ceiling hallway by T stat. Supply air duct will be replaced with either option he chooses

Diagnostic completed. Client reports system stopped cooling and portions of refrigerant circuit frozen. Client provided pictures of frozen lineset. Inspected system and found blower operating well under expected speed and vibrating intermittently. Blower failed. Significant growth in air handler. Discussed need to replace blower motor, advised of growth and recommended enrollment in maintenance program. Provided estimate for recommendations, client chose to pursue full repair. Motor collected and replaced at time of service, ultraviolet system installed. System reactivated with 17° delta. Balance collected via cc.

No cooling, compressor not pumping refrigerant. Compressor is bad, system is 17 years old and recommend replacing due to age. Give client estimate to replace AC system. Client is gathering other estimates and will make a decision by Monday.

Diagnostic completed. On arrival found system active but thermostat reading internal temperature over 80°f. Performed system inspection and found condensate present in flood switch housing. Refrigerant levels low but above freezing point and low pressure shutoff. Recommended client begin regular service program, which would allow waiver of flush fee. Client accepted. Located exterior condensate line and began flush. Used vacuum and chemicals to purge line. On reactivation, system produced 18° temperature drop. Client requests to pay invoice online, payment link sent with invoice. No further action necessary at this time.

Inspection completed. On arrival discussed agenda for todays service, client informed maintenance to be rescheduled due to ongoing renovations but they would like ducting inspected due to suspected pest damage. Bathroom does not cool to clients satisfaction and off-putting odor persistent in home. On inspecting ducting found what is likely original trunkline from when home was retrofitted with HVAC system. Significant air leakage into attic space could be felt at access. Visible damage to ducting. Little to no insulation in attic. Discussed client plans for property, which is to be made a rental property, and available options. Advised client of system age and expected lifespan. At client request, drafted estimates for complete replacement of HVAC system and ducting as well as attic insulation. Discussed financing options available. Client has ongoing plumbing projects through Apex and would like to roll balance for project into financing plan with HVAC proposal. Awaiting confir

Came out for a system maintenance upon arrival customer system was not working what happened to the attic and found a trip float switch when I knocked a little bit of water out a machine turn right back on. I went to clear the drain line and nothing came out and at the at the air handler, you could hear Air whistling through the condensate liner, so it is not clogged up. Customers machine is cooling properly at this time.

Came out because customer had their maintenance guy from the condo complex come over and look at their unit. They said that the customer had a leaking pan under the coil when I got there. I found unit leaking water under the machine the cost to repair that is not worth it with the age being 17 years old Recommended the customer replaces the machine need to get with the owner of the complex in the morning to see about if we’re gonna need a lift and when we can get this done also the homeowner needs to be able to get one of the rooms freed up so we can see the breaker box
