Investigated bar side system to find bad condenser fan motor Replaced with new universal motor Tested system to find all okay and cooling to best of abilities Made Joe aware that system is old and falling apart! Replacement is in its near future. Sent invoice payment link Performed the below task. Task includes -Replacement of out of warranty condenser motor

Performed system maint Found merv16 highly restricted air filter causing high static pressure and making system inefficient. Advised client to run a less restrictive air filter (merv8). Adjusted charge and assured proper operation. Advised client he has no up light on his system and the error message he was receiving on t stat was for his air filtration system and that it does not need to be replaced but is required to change fikter. Also advised to change fikter more periodically due to dust in home as I was informed about. Advised client that he may have duct leakage but was unknown at this time and can not access attic to inspect duct system.

Returned and checked system operation to find all working as designed but system is in Rough shape. The ductwork is in poor shape also and has been saturated with water due to its condition. Need to return and replace all supply and return duct with new supply 4 way grills

Found drain line clogged cleared and treated tested system operation all okay

Task Includes -Replacment of condenser suction line piping (corrosion leak) -7LbS r-410A -New inline filter dryer -pressure testing and vacuum included

Arrived to find indoor unit running but condenser to not be operational. Found condenser faulted on low pressure lock out due to suction piping corroded at condenser causing leaks! System is 8 years old and sent over repair vs replacement option for the homeowner to view. Awaiting for further approval. Per holly I did add Freon to get client by today and will not charge for today if chooses new system.

Brennan G Today I visited for the fan running constantly. I discovered the W wire running from the air handler closet to the roof is shorted with another wire. This is causing a signal to be sent to run the motor when there is no call from the thermostat. I disconnected the wire so the system will run normally. However since the wire is disconnected, the auxiliary heat strip will no longer engage when the system goes into defrost mode. I emailed an estimate for us to install a wireless controller system.

Found 9 year old heat pump low on Freon Found rusted evaporator coil to be leaking Freon. Awaiting to hear back from American standard on cost and warranty status.

Brennan G Today I visited for 2 of the systems not heating. I discovered the return air cover for one of the package units was missing. I installed a new cover i made from sheet metal. I did i form this cover is not water or air tight like the original manufacture cover and may be an issue during heavy rain. The other systems electrical heater is too large for the electrical circuit so we left turned off.

Brennan G Today I visited for units 304 not cooling. I discovered the low voltage connections on the roof were corroded. I remade the connections and the system is now operational. Verified the system is cooling normally before departure.

Changed old condenser and air handler to new ones, changed thermostat to new

Brennan G Today I visited for the system not cooling. The condenser system on the roof will not turn on. I suspect the system is shut down on low refrigerant pressure. The system and panel is so severely rusted/ corroded I was unable to get the panel off to complete the diagnosis. Due to the condition of the equipment repairs are not recommended. I offered to return tomorrow with tools required to complete the diagnosis however Holly opted for a system replacement estimate. I sent an estimate for a new system.

Upon arrival, client stated the maintenance people had told him his condenser had fell off the stand on rooftop.investigated condenser to find all OK. There is about 5 to 6 outdoor unit that has fallen off. The stand on rooftop. Made client aware. Client also had concerns of safety switch, tripped and investigated drain line to find Water draining freeely but was in secondary switch port. I believe maintenance may have poured cleaner in line and trip switch

Brennan G Today I visited for the system not cooling. I discovered the home was cool and the float sensor was removed before arrival. I blew the drain and watched the system run for appx 20mins before leaving. I also positioned the float sensor slightly upwards to avoid the sensor filling up from non over flow water in the pan. No charge for today's visit.

Performed maint today Checked all electrical connections Cleaned evaporator coils in place Tested all starting components Replaced #3 and #1 compressor contactors on site Replaced #2 units capacitor on site due to testing weak and contactors badly pitted. Cleaned evaporator pans and drain lines flushed with water Washed condenser coils Changed filters on site Clients stated duct we had just installed the grill is sweating. Could be from door opening and closing but wasn’t really sweating while on site this morning there is clients eating in restaurant right now and if issue keeps going will have to send installers back in the morning time to seal duct. Task Includes -Replacement of compressor contactors for units #3 and 1 -Replacement of 1 start capacitor for unit #2

Removed composite boards and added unistrut. Also retied unit down.

This task is additional to what was quoted previously for 2 times a year maintenance. Includes replacement of 5 filters quarterly with maintaining systems throughout the year. (3) 18x24x1 (2) 16x20x1 Could not perform maint ceiling is being redone and can not put ladder up for rooftop. Sent estimate for new duct work to be installed for kitchen area
