Performed system maintenance. Found capacitor fan terminal melting. Strongly recommend replacing part. Found indoor evaporator coil heavily impacted. Suggest pull and clean of evaporator and replacing the filter drier. Ultra Violet Light, Ultraviolet light - UVC - is mandatory in hospitals, laboratories, food processing plants, any facility concerned with the indoor air quality as a health factor. 99.9% reduction of mold growth on coils and HVAC system interior saves energy/reduces maintenance costs. Reduces airborne contaminants including viruses and bacteria. Pulled EV coil and blower motor also cleaned out the system wiped it down disinfected everything also installing two UV’s one for the coil and one for the blower side. Homeowner paid in full.

Client says mini split that was just installed a few weeks ago by his cousin is not cooling adequately. Inspected system and it’s blowing out 55° air and is working fine, system is undersized for space. Should have an 18 K or 24K mini split installed to keep the whole area cooled. Also client wanted to have RTU’s looked at. The 10 ton system is not that old and wants quarterly maintenance done on it. Noticed the evaporator coil was very dirty, gave client estimate to do quarterly maintenance and chemically clean and power wash evaporator coil. The 7.5 ton system is very old and uses our 22 refrigerant. that system has a refrigerant leak and client wanted an estimate on replacing. Gave client estimate to replace that system, client needs to get approval from landlord before moving forward. Client said he will give us a call back after he speaks with landlord.

Called tech support and went over entire system Shane states that the evaporator coil and EEV needs replacing due to the temperature difference between the bottom of coil tubing to the top of coil. Also the LLT AND LSAT is way too high. Cleaned condenser coils and dropped head pressure over 100PSI But still no dramatic change in subcool or sh. Need to return with new evaporator coil and EEV under warranty and remove entire charge replace filter dryer.

AC is not keeping up the temp in the house. Thermostat set to 72° and is not getting below 75°. Did a complete evaluation of AC system. Could not find any issues with system itself. Temperatures and pressures are OK, air filter is clean. System is slightly oversized for home, however, original system was a 2 1/2 ton as well. Did notice that the ductwork is undersized and is damaged at certain parts in attic. Noticed some kinks and squashed ductwork in attic as well as low amount of insulation. Recommend replacing all ductwork and blowing in R 38 insulation in attic to resolve issue. Also the return duct is undersized for the size system. Should have a 16 inch return. There is a 14 inch return in there right now. Client is going to review estimate and follow up with tomorrow.

Advised client of failure and he reported component failure and replacement in November 2024. Advised client of repair costs and overall condition of equipment and ducting. Came out for machine not going properly upon arrival found drain line was clogged up. Got drain unclogged. The machine kicked right back on. Waited to see if machine would work correctly. Poured a bunch of water through to clear out anything that was left over Line is completely clear and working properly. Customer gets very weird and does not let you inside of her house. She has plastic covers on every single piece of furniture.

On arrival client states he has replaced own capacitor as well as cleaned indoor and outdoor coils. Equipment producing less than 6° temperature drop. Manifold readings are 190/345psig. Indoor temperature 80°. Latent temperatures show 9°SH/4°SC. Pressure response to bulb being placed in hot water under expectation. Sensing bulb has lost charge or valve has failed. Discussed findings with client as well as system age. Client immediately declined all recommendations, states uninterested in financing options for repair or replacement. No further action necessary.

Arrived to find system set at 74 and was 75 in home Clients husband stated that system has been performing well but has had a higher electric bill. Ran system in check out mode to verify systems charge is accurate. Made client aware Freon seems to be okay but is hard to tell due to very dirty condenser coils. Also advised that the head pressure is really high. Made client aware that is like running you car with a piece of card board in front of the radiator and will make the car over heat and become very inefficient. Made client aware of a maintenance plan again to return out (2) times a year and perform coil cleanings and checking of entire system to avoid system break downs. I’ve had seven different heating and air conditioning companies out to inspect my aging system, and evaluate the potential of replacing it. James is the one that I most trust. He was so patient to answer all of my detailed questions. All of his answers were congruent with my prior knowledge (background in automotive refrigeration). Some of the other agencies that have been to my house have given me patently false, even opposite, information on factual items.
