Client said system was having issues cooling. After doing a full diagnostic including checking refrigerant pressures and temperatures, condensate line, all major and minor electrical components, and supply and return temperatures there were no issues discovered. System is running optimally, however It is recommended to add surge protectors to both outdoor units.

Brennan G Today I visited for the system not cooling or heating. We discovered the compressor fan capacitor had failed. We replaced the faulty component and installed a compressor start assist. The system is now operational. We enrolled the system into our maintenance agreement and i install a client supplied thermostat. I plan to return this week with the correct size capacitor and preform the first maintenance visit.

Upon arrival Shawn stated system was going out on high pressure lock out. Investigated system to find head pressure too high for conditions outside. Removed charge until head pressure was in my option resonable for conditions outside. Advised that when we return to do inspection before summer we reevaluate charge due to proper charging should be done in ac mode. All is now heating home as designed

I sprayed the evaporator coils with non rinse cleaner and cleaned the minisplit filters. Both systems are operating normally at this time. The filters for the trane system are 18x20x1

Brennan G Today I returned to discuss repair vs replacement. The Riveras elect to have a new system installed. We scheduled the work for this Friday. The project is funded on upgrade.

Returned to address clients concerns on error codes Found blower motor faults/aux switch open/ and low air flow faults. All was due to drainage issues. Resolved pinched condensate pump tubing, and drain line not level issue. Also while on site did a complete once over and rewired system to single entry wires and pigtailed other connections as manufacturers want. System is cooling and draining as designed allowed 1 hr runtime to assure proper functions. Clients are extremely impressed with system now humidity is 47% and 74 in home .

Brennan G Today I visited for a mold smell coming through the vents when the ac turns on. I preformed a complete inspection and discovered the evaporator coil is impacted with bacterial growth. I gave two repair options for either cleaning or replacing the coil. We do not recommend the coil is pulled and cleaned due to a risk for refrigerant leaks forming. Due to the repair cost we discussed system replacement. I offered to return another time to provide estimates on a new system.

Arrived to find eco bee for upstairs system with no display Investigated and found 24v present to eco bee but still no display due to pins on the back of eco bee broken. Made client aware and gave quote for non Wi-Fi Honeywell and new eco bee. Client declined thermostat repairs and stated he would order new off Amazon. Drain line on downstairs unit was completely clogged and over flowing secondary pan. Advised to be cleaned and client decided to do so. Cleared and treated both drain line and secondary pan removed all excessive water from pan . Signed client up for 2 system maintenance plan and waived drain line clearing
