Brennan G Today I visited for a system repair vs replacement estimate. Tavaya and Kedrick elected to have the system replaced. We scheduled the job for this Friday 12/20. The project is being funded on upgrade.
Brennan G Today I visited for the system not cooling. I discovered the system was void of refrigerant r410a. I preformed a visual leak search and found oil stains on the evaporator coil, indicating the coil is leaking. I also found the compressor fan capacitor has failed. We also found considerable amounts of mildew growth throughout the air handler and inside the supply duct plenum. The system is a 2016 Goodman 3.5ton heatpump. I confirmed via the goodman website the warranty on parts expired in 2022. I planned a return visit tomorrow to discuss repair options.

Brennan G Today I visited for the system not cooling. I discovered the compressor fan capacitor had failed. We replaced the faulty component and the system is now cooling.
Brennan G Today I visited for a tune up/ Inspection and to look at a potential mold issue. I noticed when I arrived the indoor air felt humid. I discovered the fan was set to the ON position. When the fan is set to the on position , the system will not effectively dehumidify the indoor air. I set the fan to the AUTO position to help keep the humidity down. The system is clean and all the electrical components are within specs. The refrigerant levels are within range. I flushed the drain line, sprayed the evaporator coil and sealed a small tear in the supply plenum. I discovered that biological growth is forming inside the plenum. We discussed preforming a duct sanitation and installing an in duct air purifier to neutralize the bio growth inside the plenum. We enrolled the system into our maintenance agreement. Emailed invoice for payment.
Brennan G Today I visited for the system not cooling after repairs were preformed prior to my arrival. I discovered the wiring on the contactor and capacitor was incorrect. I made the corrections in order to continue diagnosing the system. The system is now running however the equipment is in unsafe condition to operate (Fan blade is shaking excessively and the disconnect box has signs of over heating). I Informed Betsy that we are not responsible for any damages to the system or the home. I advised leaving the system turned off.
Brennan G Today I visited to provide an estimate to replace the minisplit in the garage. The existing system is a 12kbtu. I suggested a 18kbtu system be installed.
Performed maint Checked all electrical connections Cleared and treated drain line again Amp draws on motors check within range Freon pressures are to manufacture specs While removing high voltage disconnect shut off to clean out condenser I noticed burning marks on connection piece. Made homeowner aware and sent over quote to view before issues gets worse.. Cleaned condenser and assured wiring was secured. All is working as designed at this time.

Unit is low leak in evaporator coil draws on both condensers within range Wash condenser coils builder registered equipment under his name not under homeowners name Louis is aware. Client is going to call builder Monday morning and call Office . Also he was told Freon would be free. He did not want to pay for membership until that was discussed paid for two tuneup.
Arrived to find drain line plugged up with bacterial sludge. Cleared and treated to find system low on Freon. Performed leak search free of charge. Could not 100% pin point leak in system but concerns of evaporator coil is leaking. Indoor system is 11 almost 12 years old and the condenser is 8years old. Advised client that system has no warranty and cost could be a big factor. Client wanted quotes for new systems while on site. Is now performing to best of its ability and made client aware Freon will leak back out. Sent quotes for client to go over with wife and advised will give a 10% discount for cash,card,or check with the investment returned today as well if approved within 30 days.

Arrived to find air handler evaporator coil frozen Thawed system to find low on r-410a Leak searched system to find leak in evaporator coil Someone previously has installed dye into the system and I have attached photos circled in red is where the leak and green dye is. There is also green dye additive all in the condensation line. Do not recommend repair option due to age of equipment and cost of repairs. Also dye additive is not a good thing to into hvac systems due to possibly further damage. Sent estimates for further approval to Mr. chad.
Arrived to find system in off position Turned system to cool to find only air handler operational Found burnt high voltage wire to condenser repaired and tested for 24 bolts to find none present at condenser. Moved back to air handler to find the y wire inside air handler had came disconnected twisted back in the correct wire nut and compressor turned on. Checked total system operation to find old 21 year old r-22 system struggling to cool home and running a extremely high head pressure of 321 PsI and climbing as system ran. Made client aware this is why the high voltage was burnt but system is cooling to the best of its abilities and will soon need replacement. Client wants to think on the option I have given her today
Arrived to find thermostat set to 76 and satisfied at 76 in home Also noticed that the indoor fan was set to the on position. Call was high humidity issue and running the fan continuously will increase the humidity in home due to circulating non conditioned air and can dehumidify home only when outdoor compressor is operational with fan motor. Inspected entire system to also find that the evaporator coil is extremely dirty and have given estimates in the past to have coil pulled and chemically cleaned. The blower assembly will also need to be pulled and cleaned chemically and those two issues are not helping with humidity control in the home. The compressor Contactor outside is badly pitted and could possibly be a corporate due to not always allowing the outdoor unit to run when call for cooling. Sent recommendations to client. Home appears to be for sale and if humidity is a high concern in home we can also install a whole home dehumidifier in series with the system to better control
Performed system maintenance. Found downstairs unit operating with low refrigerant charge. Performed leak search as part of the maintenance. No apparent leaks found at this time. Approximately 2lbs low on downstairs equipment, approximately 1 lb for upstairs equipment. Suggest to adjust the refrigerant charge and add easy seal leak repair.

Cleaned drain , unit ss2 was clogged up. Was here last month on a maintenance so no charge. I do recommend pulling and cleaning the coil , asap , to possibly help with static pressure that could affect drain flow.
Found water backed up into return. Found float safety switch not working and also tilted up. Suggest to clean and to replace the primary float safety switch
Replaced capacitor for upstairs unit Found bad capacitor for compressorin upstairs system. Replaced part and system is operating at this time.
