Client had concerns that the copper line set was leaking. Perform leak search to find evaporator coil leaking system is still under warranty. Scheduled for Thursday to have repairs
Brennan G Today I visited for the system making a noise. I preformed and Inspection and testing. The system did not make any abnormal noises while onsite. I preformed a cleaning of the system and verified it is operating normally. We enrolled the system into our maintenance agreement.
Arrived to find clogged drain and pan evacuated drain and pan assured proper flow While doing so the evaporator coil was falling apart Made client aware of 19 year old system and water heater next to unit. Advised replacement of both and offered options to do so. Client wants to sleep on estimate and will call back if wants to approve Made client aware we will give todays total of 150 dollars back if quote is excepted
Arrived and inspected duct work and system Inspected duct work and recommended cleaning due to mold inspection that was done by a professional company. Also recommended whole house air purifier to be installed after a cleaning that in depth was performed to keep biological spores out of home and from reoccurring. Also while on site I inspected entire system. Found condenser to be roughly 12 years old and inside unit to be 15 years old. Found condenser fan motor going out due to age and oil spatting out of motor please see attached pics. Also found rusted evaporator coil inside not helping the drain line clogging. Also found that the thermostat was reading 4 degrees off what the actual temperature was inside the home. Recommended replacement of thermostat with a WiFi thermostat that would monitor the humidity and temperature in the home while clients were not on site and alert them if there was an immediate issue. Gave client for all options we had discussed and left card for clients h
Found system with high static pressure from collapsing returns Client was double filtering system with a large MERV 11 filter at air handler and a 20x20x1 MERV11 filter at the wall return in living room. Maße client aware that double filtering the system with that much restriction on this older brittle duct system has created the duct work to collapse. Offered client 3 different options to go over with better half when they get home. Left card for questions regarding the estimates provided.
Brennan G Today I visited for a system maintenance. The system is clean and all electrical components are within specs. I flushed the drain line and disinfected the air handler cabinet. I discovered the Txv valve is not metering properly and needs to be replaced. We discussed preforming duct modifications and relocating the thermostat. Today we also enrolled the system into our maintenance agreement. I emailed quotes for the immediate repair and other work that was discussed.
Brennan G Today I visited for the system not cooling. I discovered the drain line was clogged. I cleared the line as courtesy since we were just out in September. The system is now cooling.
Brennan G Today I visited for the 2021 4ton running but not cooling. I discovered the evaporator coil was freezing due to a ,dirty restrictive filter, also the evaporator coil is impacted with debris. I removed the filter so the system will not freeze. However the system needs cleaning and repairs. I emailed estimates for the repairs, cleanings, and upgrades for the system. All 3 estimates include routine maintenance agreement for both main systems.
James returned and replaced bad x13 blower motor System is under manufacture warranty and client has a 5yr labor plan. No charge for repairs. Did notice all drain lines in rooftop do not extend to side of building for proper drainage made client aware.
Arrived to find blower motor not running Found bad x13 blower Made client aware of worse case scenario that ruud may not warranty due to storm related issues. Will call when supply houses open Monday morning. If under warranty client has 5yr labor plan
Arrived to find only condenser fan motor operational Diagnosed bad 40/5 cap Replaced with new and tested system All is now working as designed Amp draws in motors within range
Arrived to find system off and t stat blank Found float switch with water inside Investigated system to find no issues at this time I did clear and treat drain line as courtesy but made client aware due to power interruptions it could have cause the system to run just the condenser after call for cool was done and blower shut down. Made client aware surge protection is highly recommended especially after this storm that just passed . Sent quote for whole system surge protector.
Arrived to find system set at 74 and was 75 in home. Found system to be low on r-410a Performed leak search to find leak in evaporator coil. (PLEASE SEE ATTACHED PICTURES.) Gave client quotes for repairs vs replacement due to out of warranty and cost for repairs. Client requested to add Freon for now and will go over quotes and reach out if wishes to invest in new system. Added 4.5LBS R-410A while on site. System holds factory charge 6LBS! System now cooling to best of abilities and made client aware no warranty on Freon. Would credit back what was spent today towards new system within 30 days.
Performed maint on site today Signed client up for the maint plan and performed the following below Task Includes -Maintenance Membership -Pulling and cleaning of blower wheel assembly -Installation of UV Lamp with transformer -Installation of compressor contactor (labor warranty) Checked all electrical connections Amp draws in motors Cleared and treated drain line Washed condenser coils Freon pressures are to manufacture spec

Brennan G Today I visited for a system maintenance. The system is a 2014 Goodman. I cleared the drain line. Verified the refrigerant and electrical components are within specs. The coils are clean. I discovered some concerns regarding the indoor air quality. The blower wheel is coverd in biological growth as well as the inside of the duct system. I offered indoor air quality solutions. I also found the compressor contact relay was burnt and the compressor was drawing high start amps. Today we replace the contact relay and installed a compressor start assist. We discussed the future of the system and that it is approaching the end of its life expectancy and to begin on planning to replace the system.
Arrived to find system in off position Investigated system to find secondary pan filled with water Ran system to determine undersized return ducts and an extremely clogged 12x12 return air filter that is already too restrictive brand new being a merv 12. Made client aware this is a temp fix and even with new filters the system will still be restricting. Advised return ducts to be replaced for proper air flow and new return plenum due to falling off system. Unit is 16 years old and needs replacement . Supply ducts are also in rough shape!
Mach one membership first tuneup and recharge. System now operational within factory specifications!
Task Includes -Repairs being made to existing upstairs supply 12” and 6” duct work -No warranty on any further duct work leakage due to age of existing ducting
Brennan G Today I visited for the drain line backing up. I cleared and treated the line for no charge and we enrolled the system into our maintenance agreement. I watched the system run and produce condensate before leaving.
