Brennan G Today I visited for a system maintenance The system is clean and all electrical components are within specs. The refrigerant levels are within the proper range. I found one of the exterior panels was lose. I added screws back into the panel and sprayed multiple wasp nest on the system. The equipment is operated normally at this time.

Arrived to find inside unit running and only outdoor fan motor running. Found bad start capacitor and burnt compressor contactor. Due to system attempting to run for so long and compressor hot highly recommended start assist for compressor to not only assure proper starting torque each cycle but to prolong system life since system failing. Installed the below task. Task includes -Replacement of bad start capacitors -Installation of start assist -Replacement of burnt compressor contactor Check system operation to now find operating to specifications
Rough in complete and ready for inspection.
Brennan G. Found drain line was clogged. I cleared and treated the line for no charge. We discussed enrolling the system into our MACH2 maintenance agreement and installing a drain insert. I preformed a check up and verified the systems electrical and refrigerant components are within specs. The equipment is working properly at this time.
Brennan G Today I visited for the system not cooling. I discovered the compressor was not running. I preformed a complete inspection of the system and discovered multiple concerns. The condenser is a 2012 ICP and the air handler is a 2021 Trane. The systems do not match. I found the compressor fan capacitor has failed and will need to be replaced to get the system cooling or continue diagnosis if the system has other issues. The condenser coil is impacted and the condenser fan motor is not working properly (after market motor). I discovered the evaporator coil and blower wheel are dirty. The duct system is not properly strapped or sealed and the inside of the duct system is dirty. We do not recommend preforming repairs to the system or ducts. I emailed Donovan multiple estimates for repairs or replacing.

Replace Reversing Valve (Parts Warranty)
Brennan G Today I visited to inspect the duct system and provide an estimate to replace a section of collapsed return air duct. The duct system is original to the home and is filled with bacterial growth. Due to the age, condition, and material the duct is made out of. The duct system cannot be cleaned and we recommend it's replaced entirely. I provided an estimate for the work that was requested. I preformed an Inspection of the ac system while onsite as a courtesy. The system is a 2013 4ton heatpump , and is in poor condition. The evaporator coil is impacted with debris , and cannot be cleaned due to corrosion on the coil frame. The blower wheel is dirty. The compressor is drawing high run and start amps and the equipment may be low on refrigerant ( unable to verify with the condition of current duct).Due to the overall condition of the system and that it's at the end if its useful life. Repairs are not recommended. We discussed replacing the ac system and duct as a complete, long t
Brennan G Today I visited to replace the downstairs thermostat. I installed the new thermostat and verified the system is operating normally.

Brennan G Today I visited for maintenance on both ac systems. Both systems are clean and cooling normally. The refrigerant levels are within range. I flushed the drain lines. I discovered the condenser for the upstairs, condenser fan motor is over amping and coverd in grease. The motor should be replaced. I also found the condenser coil is very corroded. We discussed making repairs to the system. Additional services were declined at this time.

Brennan G Today I visited for the downstairs system. The drain line was clogged and then was broken in an effort to unclogg the line. We made the repairs to the drain line and the downstairs system is now cooling. We enrolled both systems into our maintenance agreement. I will be returning one day next week to preform the first maintenance for both systems.
Returned and adjusted fan speed on slim ducted unit Adjusted charge after doing so. Pics in titan after fan speed was adjusted and charge was added I watched temp drop in bedroom from 72-71 on set point temp thermostat is extremely close to exterior wall if happens again I strongly suggest to move t stat to a different location or to leave in spot to over cool room. Room is 71 degrees and 55% humidity
Brennan G Today I visited for the system not cooling. I discovered the system was low on refrigerant. I preformed a leak search and discovered the reversing valve is leaking, and the valve will need to be replaced. I added refrigerant to the system for temporary operation.

Brennan G Today I visited for the downstairs system not cooling. I discovered the blower motor had failed. We replaced the faulty component and the system is now cooling again. We discussed possibly replacing the equipment due to lack of manufacture warranty and needed constant repairs. I also offered to install stall surge protectors with the new motor today. Brianna declined additional services at this time.

To resolve this, I replaced the faulty reversing valve, restoring efficient operation and ensuring optimal performance for both heating and cooling during the autumn months.
AC Repairs: At the client’s residence, I identified a problem with the HVAC system's condenser coil, which was caked with dirt and debris, obstructing heat transfer. I thoroughly cleaned the condenser coil, restoring efficient heat exchange and enhancing the system's cooling capacity as the weather began to cool.
Heating System Repairs: At the client’s residence, I identified a problem with the HVAC system's heat exchanger, which was caked with soot and debris, obstructing heat transfer. I thoroughly cleaned the heat exchanger to restore efficient heat exchange and improve the system’s heating capacity for the colder season.
HVAC System Repair Service: While troubleshooting the client's HVAC system, I discovered issues with the electronic expansion valve controller, which was leading to improper regulation of refrigerant flow. I replaced the malfunctioning controller with a new one and calibrated it, ensuring precise control over the refrigerant flow and improving the overall performance and efficiency of the system.
