No heat and client getting whistling noise coming from return vent. Upon arrival checked out system to see why the heat is not keeping up. System is blowing out warm air, however, the temperatures outside are very low and client only has a straight cool system with electric strip heat. Explained to client that this is not enough to keep up with these cold temperatures outside. Advised client to upgrade to a heat pump with auxiliary heat to be able to maintain proper temperatures inside home. Also found traces of biological growth buildup inside air handler, client has a UV light which is not functioning and is outdated. There are several areas in ductwork that have holes and is leaking air. Recommended upgrading system to a heat pump and doing air sealing repairs on ductwork as well as duct cleaning. Client needs to review options and go over them with spouse. Client will get back to us when they decide how they want to move forward.
Client has heat pump system that is not operational. Client wanted an estimate to replace system. Gave client several options for replacement. Task Inlcudes -Replacement of heater kit assembly -Replacement of 24V heater control relay and board Replaced electronic heat kit in package unit. Went to test the system and not getting proper voltage to heat kit. Only getting 76 V. Checked circuit breaker and found circuit breaker bad and not rated for the right amperage. Circuit breaker is currently a 25 amp and needs to be a 30 amp. Got electric heat running for now by switching breaker on and off several times, however, this will happen again and advised client to replace breaker. Gave client estimate to replace breaker, however, he wants his electrician to do it. Left system running and operating at this time.
Client wanted inspection of ductwork and AC system to see if there was mold issues. Explained to client that we are not mold experts but I can’t determine if it’s microbial growth or not. After full assessment of entire system, noticed that there is heavy amounts of microbial growth buildup Inside ductwork as well as inside air handler. Gave client solutions for issues with system, however, system is 24 years old and recommend replacing due to age and cost of repairs. Client rent the apartment and needs to get approval from property management to move forward on any recommendations.
No heat, found blown fuse in air handler. System keeps tripping, found short and level to wiring. We need to replace low-voltage wiring, however, system is 15 years old and recommend replacing due to age and cost of repairs. Client wants to look over estimates and will get back to us tomorrow or the next day.
Need to work up estimate for commercial grade exhaust system and possible mini splits for office. Building is going to be potentially converted into a catering business with a lot of kitchen equipment. Need to work with plumbers and electrician to come with a good plan. Client is going to email over schematics and blueprints.

Performed maintenance on AC system. Inspected indoor and outdoor coils, rinsed indoor coil, flushed drain line, checked air filter, inspected blower wheel, checked temperatures, checked static pressure, checked refrigerant pressures, inspected all major and minor electrical components. Thermostat is off by 5°, advised client to replace thermostat and seal hole behind the thermostat, also there is some biological growth buildup inside air handler, there are no indoor or outdoor surge protectors on the system, outdoor capacitor is weak on the fan side, and compressor has high startup amps. Gave client solutions for issues with system, client needs to review all options and will follow up when client gets back from trip in 2 weeks. Client hearing a strange noise coming from AC system. Upon arrival did a complete thorough evaluation and inspection of system. Found bearings in blower motor starting to wear, evaporator coil is very dirty, there is no surge protection on the system, and compressor has high startup amps. Gave client solutions for issues with system, however, system is 5 years old and out of warranty. Need to find out pricing and availability of parts, recommended replacing system due to age and cost of repairs. Rescheduled appointment for Thursday at 10 AM to go over all options with clients.
Keep flying estimate to do quarterly filter, change, and by annual maintenance on five RTU’s. Client will get back to us after the holidays if they wanna move forward.
Performed second inspection of system. Found corrosion on one side of the evaporator coil and appears at the evaporator has blown out. Cycled AC system and checked pressures. High side pressure is fluctuating from 360 psi to 495 psi. High side pressure is getting extremely high, which caused the evaporator to blow out due to a restriction in the filter dryer. Gave client options for repairs. Need to replace evaporator coil, TXV, filter dryer, and recharge system with 8 pounds of refrigerant. Client will review estimate and get back to us.
Water leaking from air handler through ceiling in attic. Did a complete evaluation and water test of drain pan. Isolated drain pan from drain line and float. Poured water in drain pan and drain pan was not holding water. There is a crack somewhere in drain pan. Client approved replacing primary drain pan and signed up for an annual membership. Drain pan is under parts warranty, client just responsible for the labor. Ordered part and scheduled on Friday, December 26 to make repairs.
Client not getting display on thermostat and would like to replace it. Got approval from client to replace thermostat. Wired in new thermostat and set up for heat pump 2 heat 1 cool. Cycled and tested system, all operations OK at this time. Signed client up for monthly membership. Client just had maintenance done by another company and would like her meeting scheduled 6 months from now.

Great job today, really explained the issues and how to move forward. Was very articulate and informative.
Client having issues with rodents in attic chewing through ductwork. Client said they are going to have an exterminator out next week to get rid of the rodent issue. After further inspection of ductwork found that kitchen supply run is fully compromised with multiple holes in it from rodents, also the bathroom supply has a few tears in it, which need to be patched up in the foil section of flex. Also recommended that the ductwork needs to be cleaned and sanitized to get any loose insulation out from inside ductwork. Advised client to have air purifier installed to help with allergies and viruses in home as well as a UV Light Inside air handler. Client chose to just move forward with the ductwork repairs and duct cleaning at this time. Scheduled to come out on December 31. To replace 6 inch kitchen flex run, patch up 5 inch bathroom flex run, do a duct cleaning on 8 supplies, 1 return, and sanitize all ductwork. Client will be paying 50% deposit either tomorrow or Monday.
Scheduled to come out tomorrow, December 19 to install customer supplied range hood and re-pipe with 20 feet of 28 gauge 6 inch round pipe, install range hood termination outside above patio, holes will need to be cut in sheet rock to run piping need to schedule Omar to come out to patch holes and repaint after work is completed
Replaced 2 thermostats with ecobee. Programmed and set up thermostats. Cycled heat and AC, all operations OK at this time. Offered client annual membership, client is currently under contract with another company. If they are able to cancel their membership with the other company, they will call us back to sign up for our annual membership.
Gave client estimate for quarterly maintenance, refrigerant leak search, and condenser clean. Client needs to get approval before moving forward. They will give us a call if work is approved to schedule maintenance and repairs.
Client wants to replace thermostats with ecobee. Client approved quotes on thermostat replacement. Scheduled to return on Wednesday, December 17 between 8-10 to install new ecobee thermostats.
No cooling, air handler and condenser both operating upon arrival. Compressor shuts off on internal overload from overheating. Waited for compressor to cool down and checked pressures. Compressor is not pumping refrigerant and is over amping. Getting 35 running amps on compressor. System is out of warranty. Compressor would need to be replaced, however, recommend replacing system due to cost of repairs. Client needs to submit all paperwork to the owner of building for approval.
Followed up with client, they would like to wait until after the holidays to move forward with any recommendations. Husband said that he will give us a call back when they are ready.
