Came out for maintenance. We came out two weeks ago after machine had problems upon arriving today. Customer had no problems since we repaired the machine after looking over the machine today the template was perfect and the machine is operational and working well customer satisfied.

Came out to balance salon upon arrival customer had no concerns. Both filters were pretty dirty, changed both filters and checked over both machines inside and out found both machines are cooling perfectly. The older machine had a big leak in the return so I taped it up and stop the leak

I switched out coil and txv

System not cooling adequately, mini split is freezing up. Client had another company out there couple weeks ago and they fixed a small leak and added a refrigerator to system. Upon arrival checked refrigerant levels. Getting very low, super heat and saturation temperature. System has a restricted TXV. Gave client options for repairs, however, system is five years old and parts would be hard to get for the system, recommended replacing ductless mini split. Gave client estimates, this is a rental property and client chose to go with another company that was cheaper.

Water is leaking out of air handler into emergency drain pan. Client has to siphon water out of drain pan whenever he triggers the float switch. This has been happening since the unit was installed four years ago. System is currently sitting on attic floor and is not level. Need to suspend air handler off of floor with threaded rod in Uni strut, as well as replaced emergency drain pan and flush out drain line. Gave client options to do this, client getting other estimates and will get back to us.

Client says system not cooling home up to temperature. Upon arrival thermostat was satisfied at 72°. Noticed a little bit of water and float switch and some sludge in the drain line. Flushed out the drain line with drain saw and water. Removed residual water from float. Property manager Vacuumed out the lions earlier today. Also check refrigerant levels. Refrigerant levels are all within manufacturer specs. System is running and operating OK at this time. Recommend installing in-line drain cleaners to prevent drain lines from continuously backing up.

Found clogged drain line after clearing it out and making sure it was not dripping anymore. Customer was satisfied. Customer also wanted to know if there’s any way to increase the velocity of the machine because he says his old machine worked better before he got upgraded with us. I need to reach out to James in the morning And figure out some options. Waiting for James to respond

Came out for machine estimate upon arrival we have been out here a year ago for estimate. Customer did not accept estimates then nor did he accept estimates now customer would like to talk to his brother further before making a decision.

Will need to cut off elbow and install ss2 new wet switch with new male adapter into coil Main drain line will also need to be repaired as it’s not making full contact with elbow

Came and installed blower motor left customer’s house with machine operating and cooling correctly. Customer is happy and paid cash.

Replaced leaking evaporator coil. Pump down refrigerant into compressor, removed old evaporator coil and installed new one. Replaced filter dryer. Pressure tested and evacuated system. Topped off with refrigerant. Cycled unit, system is cooling and running excellent at this time.

Customer confused condenser with pool pump. Pool pump does sound funky but we do not work on them

James returned and performed quality check . Dampened (2) 12” main feeds to increase air flow in back bedroom. Made client aware I highly recommend to run ceiling fan at low speeds to carry air across room better has high ceilings and very large room increased air flow fro in bedroom from 100- 140 cfm. Office sent revised invoice for 1k deduction for work performed. Sheet rockers to be onsite today

Water dripping from evaporator coil onto floor in closet. Did a complete thorough evaluation of entire AC system. Getting very high static pressure at air handler. System is borderline freezing up. Getting a low suction pressure with a high superheat. Also capacitor is very weak and compressor has high startup amps. System is oversized for home. Home is just under 1200 ft.². Air handler is a 3 1/2 ton in condenser is a 3 ton. Home should have a maximum of 2 1/2 tons of cooling. Also TXV is faulty. Gave client options for repairs, however, recommend replacing system due to the fact that it’s oversized for home and is over condensating. Email client options. Client will discuss with spouse and get back to us.

For machine not cooling properly upon arrival it was cold in the customers house. Customer said he cleared the drain line out so before I left, I made sure to pour a bunch of water down with my vacuum hooked up just to make sure there’s nothing left over in the drain Water came through clear customers house is cooling

James returned and performed the below task Task Includes -Repiping condensate drain line -Adding new P-trap Also while onsite performed first system maint Checked all electrical Reassured drainage Washed condenser coils Starting components good Snap draws within range Freon pressures are to spec Client has a burnt out UV lamp and disconnected ballest inside air handler to assure no malfunctions until client is ready for build replacement.

Arrived to find clogged drain line with bacterial slim. Client invested in maint plan to return 2 times a year to assure no future breakdowns. Cleared and treated drain line today to get client by. Will be returning tomorrow between 12-4 to perform first system maint and repiping of condensation drain Today’s Task Includes -Clearing drain line

Came out for system, not blowing any cold air upon arrival was able to get blower motor to work told customer after resetting the machine if the blower motor does not work again that it is a bad blower motor called Goodman and got one approved under warranty PO is in Warehouse and ready to go.

Water dripping from evaporator coil on the furnace. Found float switch slightly tilted in the upward position. Move float switch so that it was level and could shut the unit down if pan was to fill up with water. Vacuumed out drain line to get any debris that was caught inside out. Tested drain, all operations OK at this time.
