Arrived to find system in off position. Turned thermostat on to find indoor system operational. Found condenser not operational due to tripped breaker Tested all functions to find high compressor amps upon start up. Made client aware system would soon be due for replacement. Sent options

I treated the drain line and sprayed the air handler cabinet with non rinse cleaner. The systems electric heating elements are working normally. The outside temperature was to low to check refrigerant levels. We discussed enrolling into our maintenance agreement.

Quoted client new duct system for main house Will be demoing the other two vents from addition due to no access to vents. Offered 12k mini split to be added in that addition also if chooses to do so we will be adding a 8x4 supply in main house bathroom
Brennan G Today I visited for an estimate to remove and reinstall attic insulation. I also provided an estimate to replace the duct system and hvac equipment.
Brennan G Today I visited to investigate a mildew odor occurring when the AC system turns on. I discovered the evaporator coil is contaminated with biological growth and is the primary source of the odor. I also found the blower wheel is dirty and biological growth exisit inside the duct system. Ideally the duct system should be replaced due to its age and inability to be cleaned. However, I provided Anthony with an estimate to sanitize the duct system and install air purification to clean the Indoor air and eliminate the mildew odor. Anthony is the tenant at this property and plans to send the quote over the the homeowner for review.
Brennan G Today I visited for the system not cooling. I preformed a diagnosis and found the system low on refrigerant 410a. We preformed a complimentary leak search and discovered the condenser coil is leaking refrigerant. I added charge as a courtesy so the system will cool normally while there are guest in the home. Overlooked job for demoing grease ducts and removal of supply air ducts. Also will need chiller ducts rewrapped
Task Includes -Replacement of in warranty downstairs evaporator coil -17LBS factory charge R-410A -Pressure testing system for further leaks -Pulling required micron vacuum on system -Pulling and cleaning of upstairs and downstairs blower wheels -Adding FREE germicidal lamp to upstairs system -And Whole Home Air Purifiers
Upon arrival client stated 3 zone down stairs 3 ton system Goodman system was having issues keeping up and having humidity issues. Investigated system to find system to be low on charge. Found leak in evaporator coil. Upstairs unit has a dirty blower wheel as well as downstairs system. Advised to have all cleaned. Downstairs unit has a germicidal lamp and would advise downstairs to have one as well to keep biological growth to a minimum. The upstairs is spray foamed and has had ventilation issues and has visible growth in outter ductwork. Installation of an indoor duct purifier would be highly recommended to keep out of attic space and home environment. Systems were never registered according to Goodman website but still fall under 5 year parts warranty labor not included. Sent over estimates for approval.

Sprayed the evap coil with non rinse cleaner and washed the condenser coil. The electrical components and refrigerant charge are within specs. I discovered the blower wheel and evap coil are dirty and need further cleaning. We discussed the condition of the duct system and plans to have it replaced in the future. The minisplit system is still in brand new condition and is operating normally. I sprayed the evap coil with non rinse cleaner. Verified the filters are clean, flushed the drain and washed the condenser.
