Brennan G Today I visited for a system maintenance on both the central system and newly installed minisplit. The central system is heating and cooling normally at this time. I flushed the drain line. Sprayed the evap coil with non rinse cleaner and washed the condenser coil. The electrical components and refrigerant charge are within specs. I discovered the blower wheel and evap coil are dirty and need further cleaning. We discussed the condition of the duct system and plans to have it replaced in the future. The minisplit system is still in brand new condition and is operating normally. I sprayed the evap coil with non rinse cleaner. Verified the filters are clean, flushed the drain and washed the condenser.
Brennan G Today I visited for the electric heater not working. Due to the airhandlers improper installation and no electrical cabinet access. The components inside the heater cannot be diagnosed or serviced. I provided estimates to replace the air handler.

Black residue on wire was from old tar from roof Previous tech that client had out attempted to pull slack in wire and broke wire in between roof and home. Tech stuck a stick in roof wire wire use to be Sent estimate to remove air handler from small closet and pull new wire from rooftop to air handler
Task Incudes -Replacement of out of warranty heater kit -Replacement of noisy heater contactor for additional system Returned and replaced bad heat kit. Also replaced noisy heat kit contactor for front unit. Checked total amp draws in heaters to assure proper functions. Back unit has a bad thermostat still and will only engage the heater when call for fan in (ON) position. Made client aware and stated they will replace themselves. COLLECTED BY CC ONSITE
Brennan G Today I visited for a system maintenance. Due to the low outside temperature we tested the system in heating mode only. The system is working well at this time. I replaced the air filter , verified the drain line, condensate pump and coils are clean. The electrical components and refrigerant levels are within specs. I found the condenser fan motor has broken the grease seal, the motor is functioning normally at this time. We discussed it may be an issue in the future. Also the air handler has had an on going water leak. The system has not ran in cooling mode enough recently to produce any water. We will need to return evaluate this issue when we return in the spring. Due to the age and repair cost we briefly discussed system replacement as an option in the future.
Arrived to condo and located leak in Lineset on rooftop Roofers appear to have had nicked the suction piping pretty good. Please see attached pics. Recommend replacement of entire suction piping to air handler and while doing so replacement of 1/4” liquid line with 3/8 for better performance of ac and control wire due to age and condition also. No email on file and attempted to contact Tim but no answer will email quotes and pics as soon as I get a return phone call with good email.
Brennan G Today I visited for the system not cooling or heating. I discovered the air handler fuse was popped. I preformed a diagnosis and found the heater kit contact relay had failed. We replaced the faulty part and the system is now operational. I suggested having us back in the springtime for a pre summer maintenance.

Brennan G Today I visited for the system not cooling or heating. I discovered the 3Amp fuse was popped and the contactor relay was burnt. I replaced the faulty part and installed a new fuse. The equipment is now functioning normally.

Arrived to find system set to heat but air handler was non operational Found t stat going bad and only way to get heat to energize by thermostat was to turn the fan to (ON) position instead of auto. After discovering that issue then determined that a previous tech had disabled the heat kit due to heater is shorted. Made client aware of all issues and did not want to replace thermostat at this time but wants to replace the bad heat kit and the noisy heater contactor on system next to the one I was working on today. Made client also aware that the heater is more than likely shorted due to the amounts of moisture this system has been producing throughout the summer time due to improper duct sizing cabinet issues and will more than likely short this heater out soon to come again. Clients germicidal lamp is also burnt out. Ordered part through Trane.

Brennan G Today I visited for the system not cooling. I discovered the condensate line was clogged. I cleared the line and the system is now cooling. I discovered that the downstairs neighbors drain line is connected in their air handler closet. I also cleared the line from there as well to ensure it is cleared out. This drain line should only be cleared with a vaccum to avoid drain blow back Into the downstairs neighbors system. 60 day warranty on today's drain cleaning.
Can not complete job (1) it’s extremely high off the ground and ladder is extended so far with what little area I can extend it with home next door it makes the ladder extremely unsafe to climb without someone holding it jumping all around on the side of home. A lift would be very helpful to use! (2) the other dryer vent appears to be roughly8” round instead of 4” and what I was sent with is too small. Can not get a hold of Louis to figure out what is needed at this time need to reschedule for multiple people to be on site or with a lift on site to be safe
