Water leaking from a ceiling underneath RTU #17. Did a complete evaluation of rooftop unit. Found several gaps in service panels which would allow rainwater and outside air to enter into unit. There are multiple spots inside unit that are patched up with spray foam and floors are rusted and rotting. Recommend replacing RTU because of rust and water leaks. There is no guarantee that if trying to patch up gaps and leaking areas that there will not be further issues in other places. Will send estimate via email and contact client to find out what the next steps will be.

Brennan G Today I visited and preformed the first filter change visit (1/4) and the first maintenance visit (1/2) for all 18 RTUS for the Chapel. I sprayed all of the evaporator coils with cleaner, cleared drain traps. Inspected electrical cabinets and verified all of the major system components are operating normally. I also added screws to many of the RTU panels. Tomorrow I will be returning to replace the belt for RTU#12 , and preforming filter changes/ maintenance for the Hope Center

Today I visited and provided a quote to install a mini split

Arrived to replace TXV at air handler Before pumping system down I checked Freon pressures to indeed find that the valve was not metering correctly with a current evaporator temp of 33 almost 32 degrees with a lower suction pressure. This is a strong indication of why the system was not keeping temp on hotter days and reasoning on why system froze up the other day. Replaced expansion valve pulled vacuum on system. Checked operation to find much better coil temp and pressures. Was no needing of adjustment for valve which is very promising. Made Mr. Johnston aware of everything in the above text and also have a time stamped photos of when I arrived current temp in home when I started system back online and when I finished running system. The home has cooled back down to set temp while on site!

Arrived to find system frozen up and off in float switch Thawed unit and tested to find pressures at manufacture specs Tested all known functions but could not get system to show why it froze up. Will contact client in am

Upon arrival client stated system was not cooling when they had gotten home from vacation. Woke up this morning and system was running. Investigated system to find drain line plugged with debris. Checked system operation to also find weak start cap. Advised replacement of start cap to prevent potential no cool call again and clearing of drain line for free with maintenance membership. Client stated they already had a maintenance contract with another company and that when theirs is up they will call to schedule for ours. Performed drain line clearing and replacement of starting component. System now operational to manufacture specs

Blew in insulation

Arrived to find t stat set at 74 and satisfied at 74 Client had stated system would not cool this past Saturday and temp went up to 81. Removed entire charge and weighed in factory charge. Fan speed is set accordingly and adjusted mechanical txv per specs to now gather pressures and temps of 124/346 sh9 sc12 VSAT43 LSAT 106. Temp split is right at 20 degrees I have 80 degree air entering air handler and 61 degree air exiting. Home will take some time to cool down today as I have been turning system off frequently to continuously adjust txv. If problem still occurs made client aware we will return to fully insulate attic.

Completed duct work

Arrived to air handler set to 5 tons of air movement and causing system to not cool well. Wired system to 3 ton and check operation to find all okay. Client had concerns of water in can light in kitchen after our work was done. Investigated duct system to find duct system old and brittle causing ducts to sweat and fill with water. Made client aware this had been a on going issue and had nothing to do with duct cleaning.

Arrived to find bad start cap Replaced with new and also made client aware of noisy contactor soon to go also. Client decided to replace both on site. Checked total system operation to find working as designed now. Informed client that system may need surge protection and to keep an eye on unit for the future.

Upon arrival client stated system randomly stopped cooling and he had to turn breaker off and back on then system started working again. Inspected entire system to find the compressor is pulling excessive starting amps of 159! Called Rheem supplier and was informed that 9yr old system has no warranty left. Made client aware that we could preform a band aid repair today in hopes to buy some time. Client invested in band aid repair today and requested system replacement quotes. Installed start assist to have system decrease only 23.7 amps! System is still drawing 136 starting amps which is still a little excessive and made client aware if they chose to replace system within 30 days we would credit the start assist cost towards the new system.

Adjusted refrigerant charge to factory specifications

Performed system maintenance. Found equipment and all small parts operating to manufacturer specs at this time. Did have complaints of one bedroom not feeling cool enough. Damper was closed for 5" duct for room in question. Opening damper increased airflow and took care of noise complaint. If cooling problem persist suggest up sizing duct to a 7". Suggest keeping up with the regular maintenance.

Installed 3 ton unit plus cleaned 17 total vents

Service Call Performed system maintenance. Found bad capacitor for compressor and fan located in the condenser Equipment and all small parts operating to manufacturer specs at this time. Suggest to keep up with the regular maintenance.
