No cooling, did a complete evaluation of AC system. System is blowing out cool air but not cold air. Did an electronic leak search and found leak in evaporator coil, also indoor capacitor is weak, outdoor unit condenser fan motor, not running due to a bad dual run capacitor. Also found heavy amount of biological growth on blower wheel and in air handler cabinet. Gave client solutions for issues with system, however, system is 14 years old and recommend replacing due to age and cost of repairs. Client chose to replace system at this time. Installing 2 ton Goodman system on Thursday, August 28. Client is going to be filling out financing forms this afternoon on lunch break and will follow up with her at that time.

Performed system maintenance. Found equipment and all small parts operating to manufacturer specs at this time.

RTU #14 making loud noise up on the roof. Diagnosed issue to be a bad condenser fan motor and blade for circuit #2. Ordered parts to be replaced. Parts will take 3 to 5 business days to come in and we’ll schedule with client as soon as parts are available.

Client stated roof was leaking by ac unit. Is raining, thunder, and lightening. Do not feel safe to be exposed in the rooftop at this time but I did go up in the man lift on site to inspect the drip. Could not 100% identify leak but does appear to not be the system due to water coming from roof away from where curb is and dripping on top of duct work not in it.

Arrived to find restrictions in downstairs unit Advised replacements over repairs Set install for wed

James returned and performed the below Task includes -Evacuation of existing Freon in system -Removal and installation of new suction line port -Installation of new in line filter dryer -Pressure testing for further leaks -Triple evacuation of system -12LBS R-410A (may not take entire charge this is worse case scenario) System is now cooling as designed client is happy

James helped diagnose RTU 11 and show Brad and hunter mini splits and walk through on cleanings. Brad and Hunter still in site performing maintenance. RTU11 needs new suction port someone in the past has damaged this port and makes it non serviceable. System is definitely low on r-410a and made laura aware due to temp split and suction line temperature. Ran a leak test on system but could not pin point a leak. Made Laura aware we need new service port on suction side and then can service/ charge system and further leak test.

Pump down system and removed old evaporator coil. Installed new evaporator coil and TXV. Evacuated system, checked refrigerant charge and adjusted. Cycle system and tested drain. All operations OK at this time.

Arrived to find front lobby system 18 not cooling Diagnosed a loss of 120v leg of power 150 amp fuse is blown and system has burnt high voltage leg. Green light will be returning to repair wire and they will bill us! I sent Mrs Laura a quote for all systems in roofs to have surge protection to stop the inconveniences of system failures and to assure no costly expenses throughout the year.

Client says system is not satisfying during peak times of day. Upon arrival thermostat set to 74° and maintaining 74°. Check refrigerant pressures and getting a very low Vstat temperature and low suction line pressure. Need to replace warranty evaporator coil and TXV. Ordered parts And need to schedule to make repairs. Signed client up for annual membership.

Returned and completed filter change and assured all filters were changed. Washed condenser coils and assure all drains are flushed and draining. Need to return and perform mini split cleanings on (2) mini splits with mini split cleaner

Upon arrival client stated system #5 was not cooling properly and has had high humidity. Climbed on roof top to find the return air panel had fell off. Escrowed and secured door to system and walked entire building to reassure no further issues
James was Joy to have over to correct our issue. He was Punctual, Polite & informative.

Arrived to find systems secondary pan completely filled with water. Cleared and treated both drain lines while on site. Cleared secondary drain pans. Identified each systems drain line Need to return to extend clients #1 drain line to assure proper flows at all times. Need to add drain line cleaners to both systems to help prevent clogs in future. Task Includes -Clearing 2 condensation lines -Removing gallons of water from secondary pan

Water leaking from a ceiling underneath RTU #17. Did a complete evaluation of rooftop unit. Found several gaps in service panels which would allow rainwater and outside air to enter into unit. There are multiple spots inside unit that are patched up with spray foam and floors are rusted and rotting. Recommend replacing RTU because of rust and water leaks. There is no guarantee that if trying to patch up gaps and leaking areas that there will not be further issues in other places. Will send estimate via email and contact client to find out what the next steps will be.

Brennan G Today I visited and preformed the first filter change visit (1/4) and the first maintenance visit (1/2) for all 18 RTUS for the Chapel. I sprayed all of the evaporator coils with cleaner, cleared drain traps. Inspected electrical cabinets and verified all of the major system components are operating normally. I also added screws to many of the RTU panels. Tomorrow I will be returning to replace the belt for RTU#12 , and preforming filter changes/ maintenance for the Hope Center

Today I visited and provided a quote to install a mini split

Arrived to replace TXV at air handler Before pumping system down I checked Freon pressures to indeed find that the valve was not metering correctly with a current evaporator temp of 33 almost 32 degrees with a lower suction pressure. This is a strong indication of why the system was not keeping temp on hotter days and reasoning on why system froze up the other day. Replaced expansion valve pulled vacuum on system. Checked operation to find much better coil temp and pressures. Was no needing of adjustment for valve which is very promising. Made Mr. Johnston aware of everything in the above text and also have a time stamped photos of when I arrived current temp in home when I started system back online and when I finished running system. The home has cooled back down to set temp while on site!
