Arrived to find indoor unit operational Could obviously hear the condenser turn on then would turn off for a min or two then run again and keep repeating. Attempted to get my 32 ft extension ladder onto building but would not reach. The 3rd story balcony has a slight maybe 2ft edge over hang that was told some people have gotten up and over on but was not going to attempt to do so do to chances of falling. Made client aware of charges and that system is 16 years old and any repairs would be a gamble at this point.

Brennan G Today I visited to provide estimates to replace the AC system. I emailed three quotes for a 2.5ton heatpump systems. All 3 quotes include the additional electrical work required with the new system (condenser disconnect and electrical permit ). We also included a duct sanitation. The air handler is in the attic and will need to be a smaller cabinet size due to the space restrictions in the attic.

System evaluation! Total loss of condenser! Replacement recommended

Replaced blown low voltage fuse! No shorts found!

Upon arrival client stated she was fearful of biological growth being inside system since filter was not present in system for a year. Inspected entire system to find a MERV 8 16x25x5 pleated filter in a filter rack underneath evaporator coil in attic. Filter was highly impacted so I removed since there was a filter already present in the return in the ceiling of the home. Made client aware to just filter system from that point. I believe the evaporator coil has had to been cleaned due to the fact the blower wheel is highly impacted with biological growth. The air handler cavity is also starting to develop biological growth inside of it. Inspected all air duct in attic to find supply air duct runs are also having biological growth grow throughout them please see attached pics. Client also had concerns that the system would not keep temp during the day. Checked Freon pressures on system to find extremely high head pressures of 380 plus on a mild rainy over cast day. Performed Partial system inspection. Did not have roof access due to new maintenance guy not having proper keys. Tried all roof access with him and was not able to reach condenser.

Flushing and cleaning of 3 condensate pipes Chemically cleaning Condenser coil After hours service charge Cleaned and cleared condensate lines to best of abilities at this time. Cleaned condenser coils to drive head pressure down on condenser and allow to cool better. The head units still need to be disassembled and chemically cleaned to improve efficiency to manufacture spec and to also assure no further water dripping the blower wheels are filled with biological growth called mrs shrri and got verbal approval for todays work but she stated she will need authorization for work still needed and I will need more time to do the work

Drain is clear, 20 degrees spilt, unit is functioning as it should, Drain tube and drain caps were off but replaced tech was on site. Replaced the duct board underneath the bottom section of the supplies plenum.

Cleared secondary drain pan. Installer is scheduled to repair coil install Tuesday morning!

2ton horizontal in attic! Access is only on side 1! Owners brother will provide access to side A and clear path to condenser on side B. Side B electrical is the box with the stickers on it! Currently 25A and 30A Eaton

Estimate for system replacement in other side of duplex! No pictures until later today! Mirror unit of install we recently performed!
Last visit he found high refrigent in the system they loaded after replacing the coil etc. worked for six days. Today he found incomplete insulation of the air handler unit. Got it working by fixing it. Hope this time the unit will work for a longer time.

First tuneup completed! Noise was from bad power from the street to home! Unit is undamaged and running nominally! Utility company has placed a temporary connection to the home while repairs to primary power are completed.

Cleaned drain and treated
Two gentlemen service techs who were here were good in explaining what’s happening. Since we wouldn’t have a/c working for a couple of days, they suggested the company (Mason) could provide portable a/c units. Couldn’t get one for today; may be provide one tomorrow morning. That would be a considerate gesture. Looking forward for it tomorrow.

Returning Friday, unit was frozen.
Our a/c was cooling fine when he arrived. After Nick worked on it it stopped cooling. It continues to run without cooling.
