Investigated system to find low on r-410A Found leak in evaporator coil Advised replacement of coil and TXV metering device Client is requesting additional discount when job is performed made aware I will run by owner before work is performed. Brennan G Today I visited to re investigate the system leaking water. I primed the drain with cleaner , however due to rain I was unable to verify if the system was draining normally. We enrolled the system into our maintenance agreement.

Upon arrival client stated master bedroom side of home was never getting warm or cold. Inspected attic to find insulation levels sufficient! Duct design is undersized for the master bedroom side of home. Made clients aware and that if we tried to upsize the ducting on this side we would essentially Robb letter from Paul and not have the correct air flow throughout home still. Advised replacement of duct system for a redesign and better balanced air flow. Also home is .5 a ton undersized. Recommended a 3.5 ton for the square footage of home to have the best cooling and heating efficiency! Left clients my card and sending quotes to have issues resolved!

Brennan G Today I visited for the system not cooling. I discovered the blower motor has failed, also the compressor fan capacitor is reading significantly out of range. I gave pricing for the immediate repairs along with pricing for other recommended services. The supply air duct plenum is filled with bacteria growth. We discussed replacing the supply duct plenum and sanitizing the duct system.

Arrived to find bad 35/5 cap Replaced with new and checked system operation. All okay and working as designed at this time

Performed system maintenance

Customer stated they had a power outage last night and condenser didn’t run properly after. Found a bad cap outside and changed it to a new 50-5 and we are running and cooling. Maintenance to be done Tuesday.

Arrived to find system cooling Tenet stated system stopped working last night and turned back on this morning and has been cooling ever since. No water was in float switch when I arrived and system was draining freely on its own please see attached video. I did while on site to assure no clogged line again shop vac line and poured cleanser down pipe and watched all flow out. Systems Freon pressures are to spec and I can’t pin point a issue at this time.

Found clogged drain line and blower motor starting to fail Quoted client and proceeded with work Attempted to clear drain line but was too badly clogged and made client a2ware that a plumber was needed Need to return to due first maint and install new blower motor

System running when arrived! Remnants of water found in safety switch but tenant had cleared himself before arriving! Recommended flushing with vinegar and water at every filter change! Service call fee and diagnostic applied!

Found system operating with low refrigerant charge and bad Capacitor for compressor. Suggest to adjust refrigerant charge and replace the capacitor to the perform a leak search over entire system. Did perform leak search with no apparent leaks found at the time of visit.
