Brennan G Today I visited for a system maintenance and to also inspect a water leak at the air handler. Upon arrival I discovered the evaporator coil drain pan was cracked and this is what was causing the water leak. We gave Brian a quote to replace the pan and agreed to have the work preformed. I Informed Brian I would have the office call to schedule the repair

Brennan G Today I visited for a mildew smell inside the home. I preformed an Inspection and found the duct system is original to the home (manufactured home 1980s). I found the main supply duct under the floor is dirty and deteriorating. I provided an estimate to sanitize the existing duct and install all new duct.
Brennan G Today I visited to inspected and diagnose all 3 AC systems after a lightning strike had caused 2 of 3 systems to stop cooling. System#1: 3.0ton heatpump , serves leftside 2004 Trane Condenser, 2010 Goodman air handler. Air handler is locted in "playroom" closet. Horizontal This system is running but not cooling and needs major repairs preformed that are unrelated to the lightning strike. I found this system is low on refrigerant and a visual sign of a refrigerant leak on the evaporator coil. The condenser coil is dirty and corroded. Burnt contact relay. Does not have a primary drain pan Float sensor( has caused water damage in the past). Dirty blower wheel, dirty drain line. High compressor start amps. Due to age , overall condition and total repair cost , repairs are not recommended System #2: 4.0ton heatpump. Serves upstairs, 2-zone system. 2004 trane condenser, 2004 trane air handler. Arrived to find clogged drain line and bad float switch again. Clients are unhappy with system and made aware the system is 100% fine it’s the float switch which is not part of the system it is additional and code requirement. Need to schedule maint

Performed system maintenance. Found small hairline crack in evaporator coil drain pan, crack doesn't appear to be a issue at this time. All other small parts and equipment are operating to manufacturer specs at this time. Suggest to keep up with the regular maintenance.
Customer has system he purchased from tropic in Lakeland fl and had 3rd party install. He agreed to allow us to recharge refrigerant and let installer repair leak or replace parts next week.

Maintenance Performed system maintenance. Found system operating with low refrigerant charge. Capacitor for compressor readings are zero. This can cause irreversible damage to windings inside compressor. Suggest to keep up with the regular maintenance.
Performed system maintenance. Found some animal hair present in evaporator coil. Removed as much as possible included with maintenance visit and informed customer to add a better filter Suggest to keep up with the regular maintenance.
Air Conditioning System Repair. I arrived at the home to begin repairs on their air conditioning unit. I discovered the cause of the problems was the malfunctioning blower motor on the unit. I replaced the variable speed blower motor and cleaned the housing and fan! Cooling good now!
