Brennan G Today I visited for the system upstairs not cooling. I discovered the float sensor was filled with cleaner from a drain cleaning preformed earlier today. I emptied the float sensor and watched the system run to verify it is now draining and cooling normally.

Client is discussing with wife and partners associated with home as well and will get back with me on what route they wish to take. Upsized a bedroom supply and return to 7inch and 8inch flex duct

Brennan G Today I visited for the blower motor not turning off. I confirmed the blower motor had failed. I provided a quote to replace the part under the manufacturers part warranty. I added a manager approved discount. She is going to call us back if she decides to have us preform the repair.

Arrived to find return flex and all supply air lines under home completely filled with water. System also had water inside of it and water line was rough 1/4 way up the systems coils. All fresh water though. Highly recommended raising system when duct work is being replaced in case flood ever happens again. Sent estimates to client and gathered material list

Found no issues with the equipment and its operation. Supply grills are providing 40 degree air. Did find that the original supply ducts were reused is too small for the bedroom. I only quoted for system and return ducts. There is a 3 degree difference in the rooms due to bedroom using a 10x6 with a 6” duct and the office is a 12x8 using a 7” duct! Need to return with a 12x8 grill and material in list for duct work I’ll return with jnstallers for t stat issues. Client is wanting rooms 63 degrees and I believe there is a lock in condenser for it not to run when temps outside are really low and that’s when he was experiencing the most issues

Upon arrival maint man onsite made me aware that (stack 9) on 11th floor of building 690 was having issues with only 1 system not draining well. Advised that the pipe is too large for me to suck clean with a shop vac or blow with nitrogen. The best route would be to cap all drain lines in that stack and to jet the entire pipe from the roof to assure clean! Getting with Joe on special pricing

Brennan G Today I visited for a system maintenance. The equipment is heating normally at this time. All of the electrical components are within specs. I flushed the drian line and disinfected the air handler. Tested heating mode only on this visit due to low outside temperature. We enrolled the system into the maintenance agreement for another year and will be back in the spring.

Arrived to find system would heat for roughly 10 mins then shut down on high limit switch. Found clogged return air filters dirty blower wheel assembly and need to pull and cleaning evaporator coil. Need to return with 2 people to have task performed.

Arrived to clients home within time frame. Attempted to call and left vm with client. Office contacted and client stated was out of state was scheduled in advanced for this date. Office is rescheduling now

Brennan G Today I visited the evaluate the air conditioning system and duct work. Due to age and repair costs, we recommend the replacement of the system and duct work. I provided estimates and Paula plans to follow up with us soon.

Upon arrival client stated system was not maintaining temps that he wanted. System was set on a specific schedule and not changed. Client tried to set schedule himself. Set schedule for client and assured proper functions while on site. All is working as designed.

Brennan G Today I visited for a system maintenance. Upon arrival we discussed the recent error code displaying on the thermostat. I determined the drain line had been clogging up. I cleared the drain as part of the maintenance visit. I also washed the condenser coil and removed leaves. The systems electrical components and refrigerant levels are within specs. I sprayed the air handler cabinet with disinfectant. I noticed the blower wheel is becoming dirty. We discussed pull and cleaning the blower on a future visit. The equipment is operating normally at this time.
