Brennan G Today I visited for units B and C I replaced the heater kit in unit C to a 3.0Kw and also replaced the circuit breaker to a 25a as per required by the air handler data plate. For system B I discovered the air handler is on a 30A breaker which is specified as the maximum breaker size for the 4.8kw heater that is currently installed inside the air handler. This air handlerz breaker size is already matching the electric heater size and no changes were made to system B.
Brennan G Today I visited for the system not cooling. I discovered the condenser fan motor has broken the grease seal, also the compressor fan capacitor is reading out of range and the contactor relay is burnt. Due to age and lack of manufacture warranty repairs are not recommended. I provided repair and replacement estimate.
Brennan G Today I visited for the system not cooling. I discovered the compressor circuit breaker was somehow loose. I pushed the breaker back into the panel and the system is now cooling again.

Rescheduled due to flooding in home! Need to reschedule after or when electrician has been to or is at home!
Upon arrival client stated the operation side of the building has always been hotter than the other side of building. Investigated system to find 16” zone damper controlling the operation side to be intermittently opening when call is present. Also noticed that the duct feeds to the operation rooms are undersized and is tributing to a lot of the uncomfortable conditions of that side of the area. The duct system has been pieced together over the years and is in very poor shape! Please see attached pictures!
James R returned and evacuated system Pressure tested and assured only 1 leak inside condenser Leak was due to copper on copper rubbing together (manufacturer defect). Brazed leak and replaced inline filter dryer. Pressure tested and pulled required vacuum on system. Recharged system to manufacture spec. Had to add 6lbs additional r-410a. Made Mrs. Amy aware that labor and parts are covered for 10yr are but Freon is not a part or labor and will be charged. Sent invoice to be payed via email. System is now cooling as designed

Brennan G Today I visited for a duct cleaning estimate. I provided 1 estimate that includes replacing the supply plenum and sanitizing the duct system after the cleaning is preformed.
Found leak outside unit Copper rubbing against copper. Customer wanted to gas and go for now due to tenets being here. Estimate for repair has been approved and scheduled on the 16th. If we need to get here sooner she will call and reschedule.

Sent estimate for evacuating system installing hurricane pad and minor repairs to low voltage and copper piping
Arrived to find system out in safety float switch. Advised client that drain line needed to be cleared and treated. Installed gel dispenser to assure line to be cleansed and signed client up for maintenance plan. Also made client aware that the system is not serviceable due to improper installation. Condenser needs to be set on a hurricane pad to allow clearance to service ports on condenser. If there is ever a Freon related issue this system can not be serviced. Can send repair quote to have issue fixed if owner wishes to do so. System is performing as designed now.
Unit operating properly upon arrival and tenant states no unusual noises ever noticed with unit! Apparently cleaning crew mentioned noise but tenant believes its pool heat pump not HVAC!

Arrived to find triple headed mini split for mother n law suite not cooling. Found each connection to condenser to be leaking. There is other connections throughout the system but made client aware the best way to approach this is to return and pressurize system and perform a leak search on all fittings leaking. Panel hosts 4 HVAC systems total + Pool Pump. Provided customer the option to become Mach One Members to continue annual maintenance program and receive customer benefits.
Condenser coil is plugged with lint from dryer! Needs a deep clean and refrigerant charge adjustment after that!
