Found leaks at flare fittings behind line Hide. Got approved from client to repair a leak, evacuate system, and recharge with 2 pounds of refrigerant. Repaired leak at flare fitting, evacuated system down to 550 microns, and recharged with 2 pounds of refrigerant. Cycled and tested system, all operations OK at this time.

Arrived to find downstairs system satisfied at temp. Upstairs system was set to 73 and was 78 in home. Tested Freon pressures to find head pressure slightly higher than I’d like to see on a 90 degree day. Adjusted charge and got system cooling more efficiently to bring head pressure down. Condenser coils are getting in rough shape and starting to disintegrat due to salt air and starting to make system not as efficient . Washed coils down to help improve efficiency. System is now running as best as it can and providing 60 degree air with a return dry bulb of 79-80 degrees. Typically we look for a 15-20 degree split.

No cooling, found thermostat blank due to tripped float switch. Found drain line clogged, also system is low on refrigerant and condenser fan motor over amping. Gave client solutions for issues with system, however, recommended replacing system due to condition and cost of repairs. Client decided to replace system. Installing a 2 1/2 ton carrier heat pump on Thursday, July 3. Client financed $8,472 and paid $420 down. Client also signed up for annual membership. Cleared drain line to get client cooling until system is replaced.

Performed tuneup on AC system. Rinsed indoor and outdoor coils, flushed drain line, replaced air filter, inspected blower wheel, checked temperatures, checked static pressure, checked refrigerant pressures, inspected all major and minor electrical components. Heavy amounts of biological growth buildup on evaporator coil, UV bulb is burnt out, compressor has high startup amps, and condenser fan motor is over amping. Gave client solutions for issues with system, however, system is 8 years old and recommend replacing due to age and cost of repairs. Client would like to discuss options with father and will get back to us. System is operating and running OK at this time.

Advised client if this does not fix issue will need to disable the smaller zones size invest in mini split and keep the 5 ton exisiting system to control the operational side of office

Arrived to find system running and client stating that system runs 14 plus hours a day and doesn’t dehumidify well even with separate dehumidifier attached to system. Investigated system to find 18SEER inverter low in r-410A. Found leak in evaporator coil and made property manager aware. Advised that filters need to be changed and service plan. Client agreed to replacement of evaporator coil and I agreed to a membership plan and filter change per maintenance visit for the total signed off on today. Charged system with Freon to get by until I can return with new coil. Will let client know in am available times to have replaced. System now cooling as designed with 48 degree exiting air and 68 degree return air

Our condensation drain was blocked and apparently had been this way for a while due to the amount of water. I contacted Mason Air Conditioning and Heating based on a recommendation from NextDoor and we were not disappointed. The ladies in the office were caring, attentive and helpful. I even had to contact them on Sunday and the technician who tried to help me with the issue until they could come out on Monday. The technician Tory arrived on time Monday, was very professional, knowledgeable and explained everything he was doing. When we received the bill we were pleasantly surprised! I would 100% recommend this company and we will use them in the future!

I called Mason Air Conditioning on Wednesday (4/17/24) about no a/c. They not only came out the same day but there was no service charge! They were able to get the parts and were back two days later and did the installation. In less than two hours the system was working and cooling our home! The technician, Michael Stevenson, was great. Mason sent him and another tech to ensure the installation went quickly because we were having guests arrive in the late afternoon. Mason might not be the least expensive but their Customer Service is outstanding!! Thanks again to everyone on the Mason Air Conditioning team!!
